Renovation of a library in Stony Brook, New York. Working plans call for the renovation of a library.
The State University Construction Fund is seeking statements of qualifications from firms to provide Construction Phase Construction Manager (CM) Agency - Services for the Repair Exterior and Replace Roof - Melville Library project at the State University of New York at Stony Brook. The Project is for the exterior repair and roof replacement at Melville Library, built circa 1963, is six stories encompassing roughly 682,000 GSF, with multi-level roofs covering roughly 120,000 GSF of the building. The Project objective includes repair of the masonry at the roof parapet, masonry re-pointing, the installation of additional roof drainage, replacement of rooftop skylights and the atrium skylight systems, and the installation of a new roof system. The parapet around the interior building courtyard has dislodged and needs to be rebuilt. The skylight systems require replacement as seals and gaskets are broken or missing causing multiple leaks and damage to the building interior. The Project also includes the removal of hazardous materials. Submissions should emphasize the firm's significant past experience in providing construction phase CM services for public institutions and institutional clients in a complete and expeditious manner. Construction duration from the Notice to Proceed of the first construction contract to Substantial Completion of the last construction contract is approximately twenty-seven (27) months; twenty-four (24) month construction duration plus three (3) months of guarantee period. The current estimated construction budget is approximately $21,750,000. The Fund anticipates the need for Special Inspections & Testing and will include an allowance of $125,000. The Fund anticipates the need for Air Monitoring/Hazmat Testing and Inspections and will include an additional allowance of $25,000. The Fund anticipates the need for Exterior Envelope Commissioning and will include an allowance of $75,000. Labor effort included under testing allowances section shall be included in subconsultant staffing plan and project approach, but labor and testing costs (if any) associated with the above allowances shall be covered within each respective testing and inspection authorization, not Construction Manager's labor in the cost proposal. Allowances can provide opportunities for meaningful participation by certified M/WBEs and SDVOBs. *Please be advised, the State University Construction Fund (the Fund) has elected to cancel the Construction Management as Agent services procurement for the project referenced above.*
