Renovation of a municipal facility in Townshend, Vermont. Completed plans call for the renovation of a municipal facility.
The rehabilitate the historic Townshend Town Hall and Opera House, and provide ADA access to the main floor of the building, and provide an ADA compliant bathroom. This preliminary work will lead to complete building renovation in the near future. This Request for Proposal is for the following work: (1) To renovate a multi-fixture bathroom into a single unisex ADA compliant bathroom; (2) Installation of a new concrete ramp and railing system for ADA compliant access from existing concrete porch into the main floor, and (3) Provide new low energy door openers for two (2) main entrance door leafs. The Town of Townshend will review all bids with the architect, Geoff Metcalfe and reserves the right to refuse any and all bids and accept the bid(s) that best serves the interest of the Town. 1A1 First Floor Plans: Provide new LVT flooring in bathroom. Provide new door hardware & power openers for existing doors; include all necessary components for doors to operate remotely for ADA purposes; including panic hardware, openers, operation buttons, etc. New concrete landing & ramp see 1/A3 2A1 ADA Bathroom Enlarged Plan: Stainless steel grab bars Replace fan w/ new Panasonic thru wall unit; modify opening as needed New Lighting as Shown 6” Wafer light type as indicated Relocate existing wall sconce over sink Wall sconce type as indicated Ground fault receptacle right side of sink Single pole switch MH=48” subscripts” OS =occupancy sensor Switch controlling 2 lights and fan? 3A1 Looking North: Provide trubro hand-lav installation kit for plumbing 4A1 Looking West: GYP bd Paper Towel dispenser by owner. Provide broom finish throughout Existing ramp and rails to remain 7’ 9” +- adjust as needed for 1:12 Pitch 2A3 Section at New ADA Ramp: Cut existing concrete slab for proper ramp tie-in Provide concrete bonding agent on all new concrete to existing. 6x6xw2.9xw2.9 welded wire Railings: 1-1/4” Schedule 40 metal railings & posts. Grind all welds smooth, zinc coat & top w/satin black powder coat finish Provide shop drawings for final layout 4-inch-high bottom rail 3A3 Section at New Landing: Indicated existing building 6x6xw2.9xw2.9 welded wire fabric Align landing with finish floor Slope ¼” per foot Provide metal flashing over ice and water shield on all wood surfaces in contact with concrete Provide concrete bonding agent on all new concrete to existing Railings. 1-1/4” Schedule 40 metal railings & posts. Grind all welds smooth. Zinc coat and top w/satin black powder coat finish. Provide shop drawings for final layout. Existing Concrete slab to remain 3A4 TYP Steel Post Conn to Concrete: Direction of railing above 1-1/2” O.D.
