The Navajo Nation Veterans Administration Office is requesting for Request for Proposal (RFP) from qualified Firms to provide Construction Manager at Risk (CMAR) services for tenant improvement and/or repairs of residential structures and modular homes within the boundaries of the Navajo Nation Indian Reservation. This will be a task order type for contract services. The submitting Firms must be listed on the current Navajo Nation Division of Economic Development Business Regulatory Department Source List. The RFP is subject to: Navajo Nation Procurement Code 12 NNC Sec. 301 to 371. NN Procurement Code NNC 5 NNC Sec 201 to 215. This project is also subject to all provisions of the Navajo Business and Procurement Act, 12 N.N.C. 1501 et seq. The selected firm shall comply with all provisions of the Navajo Preference in Employment Act at 15 N.N.C. 601 et seq. The scope of services is for the Contractors to conduct tenant improvements/repairs on homes within the Navajo Nation Indian Reservation Boundaries and according to the assessments completed by NNVA. The contractor's tenant improvements/repairs work will only be completed according to the work requested and approved by NNVA. The tenant improvements/repairs may vary from home to home. Services will include: the removal/construction of home porches for wheelchair-accessibility (ADA compliance), roofing repair/replacements, flooring repair/replacements, drywall repair/replacement, painting of the home interior, painting of the home exterior, exterior siding or panel repair/replacements, repair of crack or chipping stucco, window(s) repair/replacements, exterior and/or interior door repair/replacements, repair or installation of door & window trimmings, electrical lights and fixtures repairs/replacements, kitchen and/or restroom faucets repair/replacements, minor accessible interior plumbing pipe repairs/replacements, toilet bowl repair/replacements, removal and replace of bathtub with ADA compliant walk-in shower, water heater replacement, chimney repair/replacement/installation, wood/coal/pallet burning stove replacement/installation, and home weatherization work. Replacements/or installation of rain gutters and downspouts. Bid description: Rfp must be logged in and time stamped by the nova office personnel. Request for qualifications (rfp) must be signed by an official agent or representative of the company submitting the proposal. Proposals must be clearly labelled "Navajo nation veterans administration" instructions to offerors to visibly mark on the outside of the proposal package, if applicable, the offeror's priority status under the Navajo nation business opportunity act.
