Project Description: Replace the existing Beaverton School District Transportation Maintenance Facility with a new 13,000 SF single-level building. Relocate propane fueling station. Add stormwater controlling detention pond, replace fencing and make improvements at the site entrance. Clarifications: o Removed the Pelican HVAC Upgrade Plans dated 9/24/2025 from the bid documents. Bidders need to contact Pelican direct for pricing based on the current drawings and specifications. o Please pay special attention to the OCIP manual and requirements. All subcontractors are required to enroll and participate in this Owner provided insurance program. Please make sure insurance costs are removed from your bid unless you are listed as an excluded party under Project Definitions section in the OCIP manual. o PEMB drawings have been added to the bid documents. Please note these are preliminary permit-set drawings and are not final. While the overall structure will remain unchanged, revisions are forthcoming to the wall panel colors, gutter details, and connection methods for door and window jambs. Please note an embed is going to be added to the top of the CMU wall for attachment of the jambs and base of wall girts. This will require welding the jamb and base girt to the embed for attachment rather then using a mechanical anchor. This cost needs to be included in the erection number. o Also note the stainless steel SMF -5 foundation insulation flashing will be provided by the PEMB manufacturer and installed by the PEMB erector. These are shown on A4.30 and A4.32 at the base of walls. o Utility contractor to provide pipe adaptor at rain drain connections to transition from round below grade pipe to rectangular downspouts.
