Omaha Housing Authority (OHA) is seeking proposals from qualified contractors to complete unit renovations at a tower location. Omaha Housing Authority (OHA) is soliciting bids to renovate 25 apartment units, including kitchens, bathrooms, painting, and other improvements. All units are located in Jackson Tower, 600 N 27th St. Omaha, NE 68105. Scope The following scope categories may not apply to every unit. While Section C applies to all 25 units, Sections A and B apply only to some. Units may require kitchen renovation, bath renovation, or both. Please consult the "Unit Breakdown" chart below for more information. Existing unit bathrooms have a combination of showers and bathtubs. A. BATHROOM RENOVATION (Lots 3, 4, 5 - all units) o Shower surround: o Demo existing shower surround and underlying drywall o Demo any damaged drywall above the shower (ceiling) or within 12" of the shower surround, including bathroom ceiling o Repair any damaged framing/studs o Install cement backer board behind new surround area o Replace any missing or damaged areas with new finished drywall o Install new shower valve o Install new surround system from tub or surround to ceiling, according to manufacturer's instructions o Install new shower valve trim kit o Install new shower head and escutcheon o Prime and paint any new drywall or joints o Caulk all joints and edges o Other bathroom items: o Install shower rod o Install 24" brushed nickel finish towel bar o Install brushed nickel finish toilet paper holder o Install 24" x 30" framed mirror o Install wall-mounted sink (lavatory) o Install lavatory faucet and new tailpiece / p-trap o Replace lavatory water shutoffs and supply lines o On "shower" configuration units only, eliminate (demo) wing wall and shower door to maximize shower opening; repair drywall as needed B. KITCHEN RENOVATION (Lot 3 - selected units; Lots 4,5 - all units o Demo existing cabinets and countertops Install new cabinets according to "Kitchen Cabinet Configuration" chart below o Install new laminate countertop and backsplash o Install single bowl, stainless steel kitchen sink o Install kitchen faucet o Install strainer basket, tailpiece and p-trap o Replace sink water shutoffs and supply lines C. FIXTURES / HARDWARE / MISCELLANEOUS (All lots, all units) o Replace all interior doors (not main unit door) o Replace all door hardware o Install miniblinds in all windows o replace o Repair drywall damage throughout unit o Repaint entire unit, including walls, ceilings, doors, trim, and woodworkB.
