Site work and renovation of a mixed-use development in Kingston, Ontario. Completed plans call for the renovation of a four-story above grade educational facility; and for site work for a water / sewer project.

The Scope of Work pertains to replacement of approximately 5,460m2 of roof at Jean Royce 1 Hall (JR1). JR1 is a four-story, oblong-shaped, metal-clad building, constructed in 1972. The structural components of this building include steel and concrete, with an approximate 11,782 m2 of occupied space. The building is broken into 7 Houses and a large social center with a dining hall. Much of the building has an inverted roofing system with an approximate 50 mm ballast covering; the remaining roof areas are of BUR construct with a pea gravel covering. The roof is separated into 28 levels at varied elevations, all of which drain to the interior of the building, with the exception of the covered walkway to the South of the building. The intent of the project is to have a General Contractor replace all the existing roofs at JR1, including, but not limited to, ballast, insulation, membrane, flashings, counter-flashings, drains and vents. The new roof will be an inverted, built-up, roof membrane system. Work will include but is not limited to: - removal and replacement of the inverted roofing systems; - all requisite M&E services for temporary disconnect, and alterations as needed; - removal and replacement of existing drains; - new soldered scuppers; and - new flashings; The Contractor will be responsible for providing exterior access and egress for roofs during construction (i.e. scaffold, stair tower, etc.). Locations to be approved by Queen's prior to erection. The Contractor will also have to adhere to the following, related to tree protection: 1. Within a tree's dripline + 20', on natural surfaces (lawn, mulch, bare earth, etc.) - No driving or parking of vehicles and construction equipment - No staging of materials or placement of waste bins, etc. 2. If, in order to facilitate work, the previous requirement cannot be met. - The contractor will lay a minimum of 6" of wood chips covered with plywood or ground protection mats on the applicable work zone. - Will remove the wood chips at the conclusion of the required work 3. If, in order to facilitate work, any tree pruning or removal is required, the contractor will consult Queen's and must have an approved plan prior to proceeding. 4. The contractor will restore all natural surfaces to a minimum of the pre-construction condition and will include watering when required (eg. sod, grass seed) Due to the size and scale of the project, the work is believed to require 2 summer seasons (May - August 2025 and May to August 2026) to complete successfully. Start Date: Immediately upon contract finalization. Completion Date: August 21st, 2026, or as quickly as possible. Deadline for Questions: Thursday, May 15, 2025 by 4:00 PM ET
