Renovation of a residential development in Schenectady, New York. Completed plans call for the renovation of a residential development.

Question Deadline 05/05/2025 at 2:30 PM ET This project is regarding the interior painting (approximately 2518 Sq Ft) and exterior painting of the entire house including, all decks, railing, and ramps etc... OPWDD will provide the contractor awarded the project with a floor plan and a color scheme for each home. The vendor shall provide all labor and materials necessary to complete the work in a professional manner per the scope of work and architectural drawings if supplied. Work is to be completed within 90 days of award, unless modified below. Refer to attached specification for the following scope of work. Site must be cleaned, and all materials secured at the end of each workday. Absolutely no scraps, especially fasteners, are to be left unsecured. Upon completion of Interior and exterior Painting, before removal of equipment and scaffolding, the contractor is to schedule a quality control and quality assurance inspection with the appropriate Work Control representative. Interior: Contractors will be required to work around the needs of the individuals and staff in the homes. All paint used in the project must be standard colors or finishes available from Passonno Paint color pattern. Any other paint brands must be approved by the Plant Superintendent and purchasing department. Provide finish coats that are compatible with primers used. Where a previously painted item or surface is not specifically mentioned, Passonno Paint white semi- gloss enamel paint is to be applied. The entire interior of the house is to be painted. If applicable, all doors, door trim, windows, window trim, crown, baseboard, and chair moldings, walls, ceilings, garage (if sheet rocked), basement (if sheet rocked), stairs (including basement stairs, if painted), etc. will be painted. Spread drop cloths over floors and room furnishings, and covers surfaces, such as baseboards, doorframes, and windows with masking tape and paper to protect surfaces during painting. Remove fixtures, such as pictures, electric switch covers, receptacle covers, etc. from walls prior to painting. Remove old paint from surfaces, using a scraper, sandpaper, or a wire brush to prepare surfaces for painting. Smooth surfaces, using sandpaper, brushes, or steel wool. All nail holes, cracks, open joints, splits, etc., are to be filled or caulked, using the appropriate material or caulk. Any hole requiring sheetrock for patching will need to be reported to the facility for the repair. Taping and painting will be the responsibility of the vendor doing the painting. Do not paint over dirt, rust, scale, grease, moisture, scuffed surfaces, or conditions detrimental to formation of a durable paint film. Paint surfaces using brushes or paint rollers. Paint exposed surfaces with colors that are designated in the floor plan schedules attached except, where a surface or material is specifically indicated not to be painted or is to remain natural. Painting is not required on prefinished items, Vinyl, brick, concrete, aluminum flashing surfaces, concealed surfaces, operating parts, equipment ID tags or labels, or Trex composite decking. Apply paint according to manufacturer's directions. Use applications and techniques best suited for substrate and type of material being applied. Apply coats of paint, varnish, stain, enamel, or lacquer to decorate and protect interior or exterior surfaces, trimmings, and fixtures of buildings and other structures. (Use water base to minimize the odor.) All products must have a low VOC rating. Each area painted will receive one coat of primer and two coats of finish color paint. Apply additional coats if undercoats, stains, or other conditions show through final coat of paint until paint film is of uniform finish, color, and appearance. The number of coats and the film thickness required are the same regardless of the application method. Do not apply succeeding coats until previous coat has cured. Labels: Do not paint over Underwriters Laboratories, Factory Mutual, or other code-required labels or equipment name, identification, performance rating, or nomenclature plates. Basements and garages that have sheetrock are to be painted one coat of flat white. Primer is not required. (Foundation and cinderblock walls are not to be painted.) Paint colors, surface treatments, and finishes are indicated in the schedules and based off the Passonno Paint color charts. Exterior: o All decks, ramps, and railings are to be either stained or painted. Including front decks/ramps. o Trex decking is not to be painted. o Any railings, spindles, and supports (including Pergolas) are to be stained or painted depending on the previous sealant. o Outdoor metal railings are to be painted with a DTM - matching color. o The exterior of the door, wooden door trim, and wooden garage trim is to be painted. o All wooden columns will be painted. o Porches will be either stained or painted. Including porch floors and ceilings. Matching the existing color. o Wooden siding is to be painted or stained depending on the previous sealant. o If there are sheds or fencing on the property, they will also need to be stained or painted. If the site visit is MANDATORY you must sign in at the site visit for your bid to be valid. Please write clearly for communication purposes and ensure your email address is clearly written. Contractors are encouraged to ask questions regarding the specifications of this project at the site visit. The purpose of asking questions during the site visit is to obtain clarification regarding the enclosed Project Scope. In the event that modifications are needed to the Project Scope, the modifications will be distributed by the CAPITAL DISTRICT DDSO Business Office to all contractors as an ADDENDA. Contractors are to prepare and submit their quotes based on the written Project Scope and any modifications made in writing through the ADDENDA. Question Deadline 05/05/2025 at 2:30 PM ET
