Renovation of a municipal facility in Seattle, Washington. Completed plans call for the renovation of a 4,420-square-foot, three-story above grade municipal facility.

The project is expected to be awarded on the next two weeks** PROJECT DESCRIPTION: The Garden House (originally known as the Turner-Koepf House) was built in 1886, and subsequent additions and improvements have been made to it over the years. Historic Seattle acquired the Garden House in December 2021 with the intent to preserve and restore it, and to activate it with a community-focused use. Due to years of neglect and deferred maintenance prior to Historic Seattle's acquisition of the property, the Garden House is in need of substantial rehabilitation for our tenant and community users to properly use and enjoy the property. The electrical and HVAC systems are inadequate. The roof periodically leaks. The first-floor restrooms are not ADA-compliant. The first-floor kitchen is inadequate and will not support a community-focused use. The first- and second-floor finishes have experienced damage and extensive wear. The second-floor stair railing is a safety hazard due to its short height. The windows and exterior woodwork need to be restored and painted. Lastly, improvements need to be made to the site to ensure a safe and welcoming space for community use and enjoyment. Phase 1 of the project included landscaping the grounds, installation of a new security fence at the east and west perimeter of the property, and minor repairs to the building to maintain it in an operable condition ahead of our more comprehensive Phase 2 rehabilitation and renovation. The Garden House is a City of Seattle Landmark and is also listed on the National Register of Historic Places. The scope of site work includes, but is not limited to, installing temporary construction fencing, access, tree protection, stormwater/drainage/wastewater controls, excavation and removal of soils, selective demolition of fences and gates, re-striping parking, installation of concrete and brick paving, wheel stops, concrete and wood framed ramp, fences and gates. The scope of building work includes, but is not limited to, installing dust protection, and performing selective demolition to exterior porches/decks, gutters, downspouts, roofing, stairs, rails, siding/trim, windows, doors, ceilings, fixtures, finishes, flooring, carpet, casework/millwork, and electrical system. The scope also includes reroofing, installation of gutters, downspouts, deck, stairs, guardrails, handrails, doors, windows, trim, siding, flooring, carpet, wall and ceiling finishes, casework, millwork, countertops, fixtures, framed wall, shower door, ADA restroom, stair handrail, glass guardrail, insulation, and fully painting the interior and exterior. The project also includes masonry re-pointing on the chimney and portions of the foundation, window and door refurbishment/repairs (including refurbishing hardware), and relocation of the water heater to basement. The scope includes demolition, leveling, and re-building of the south porch deck, including replacement of deck beams within the existing knee wall (to remain). The project also includes seismic retrofitting of the structure. The contractor shall selectively remove, salvage, and subsequently re-install, patch, and finish the existing historic wood paneling, trim, and molding to the extent necessary to complete the work. Any millwork required shall reproduce the existing, including but not limited to, dimension, quality, finish, etc. Work shall be coordinated with our existing tenant (extent to be determined). BASIS FOR CONTRACT AWARD: Owner intends to award a contract for construction of the Project to the responsible bidder with lowest responsive bid, whose schedule meets Owner's needs.
