Site work for a mixed-use development in Caddo Mills, Texas. Completed plans call for site work for a road / highway; sidewalk / parking lot; and water / sewer project.

4. Please use the quantities provided by the Engineer for bidding purposes. Please contact the Engineer if there are any significant discrepancies. Contracts will be based on final quantities from approved plans. 5. All construction materials and methods shall conform to the standards, specifications, details, and approved materials of the City of Caddo Mills. 6. Both contract price and working days will be considered in awarding contract. Contractor shall provide working days for substantial completion (rough grading) and final completion (final lot grading). 7. All bids will be opened and tabulated by the Engineer in private. 8. The Owner reserves the right to hold the lowest bids for a period of 60 days prior to the execution of the contracts. 9. Grading is anticipated to start in June. Contractors shall provide the earliest start date if different from anticipated start date. 10. The successful contractor(s) may be required to enter into Caddo Mills Laguna Land Azure, LLC. standard development contract. 11. Before submitting a bid, the Contractor shall carefully examine the proposal, plans, City of Caddo Mills standard details and specifications, and all construction bid documents. He shall examine the site of work and satisfy himself as to the conditions which will be encountered relating to the character, quality, and quantity of work to be performed and materials to be furnished. Bidders are particularly required to examine and are responsible for all subsurface or underground conditions, including all existing utilities and structures, that may be encountered during the progress of the work. The bid shall cover all expenses and disbursements in connection with any work required to complete this project for acceptance by the City of Caddo Mills. The submission of a bid shall be conclusive evidence that he has complied with these requirements and that no submission for extra compensation will be presented regarding the nature or amount of work to be done. 12. Construction Staking will be provided by LJA Engineering. 13. Any excess dirt or rock will be processed and placed as directed by the Developer 14. The Developer will provide geotechnical testing. The contractor is responsible for coordinating/scheduling all required tests. 15. Street and lot grading shall be within (-0.3) of the plan grades. 17. Grading contractor shall be required to cut-back for retaining walls based on the following: Wall Height Cut-Back Distance 1'-4' 3' 4'-10' 1/2 height of wall +1' 10' + 1/2 height of wall +2' 18. There will be a pre-construction conference held with the successful bidder and the Engineer at the time the "Notice to Proceed" is issued. 19. Grading includes roads, lots/pads, all developer overbuild criteria (behind curbs, front yards and pad overbuild), swales, retaining wall cutbacks, and open spaces areas. 20. Contractor shall maintain erosion control measures to prevent sediment and construction materials from entering the existing channels/floodplain areas and adjacent properties. Any material entering these areas will be removed at the Contractor's expense. 21. Contractor shall access the site through FM 1565. The Contractor shall coordinate access with the Developer prior to construction. 22. Precaution to be taken with grading activities around existing utilities along FM1565. Please reference the construction plans and bid exhibit for reference. 23. Any damage caused by the contractor shall be repaired at the contractor's expense. 24. The Bid Proposal is subject to revisions via Addenda prior to the time fixed for the opening of bids. Addenda shall become an integral part of the contract and shall be reflected in the bids submitted. 25. Inspection will be provided by the City of Caddo Mills. 26. Payment, Performance, and Maintenance Bonds are City Required. 27. Precaution to be taken with construction activity around existing Oncor facilities. 28. CAD Files can be obtained with the submission of a Hold Harmless Agreement. 29. Water for construction will be provided by the Developer with an onsite fracking tank. The Contractor shall coordinate location with the Developer. 30. Bid items are broken into sections (Private and Public) only for Developer accounting purposes.
