Renovation of an educational facility in Greensboro, North Carolina. Completed plans call for the renovation of a educational facility.

A brief description of work in the project follows: o Roof Size is approximately 17,000 sqft. o Tear-off existing roofing membrane and insulation down to the original metal or concrete deck. o Insulation system shall be a minimum of 2 layers of polyisocyanurate foam boards with 1/2 " gypsum overlayment board. Tapered insulation will be required for "sloe-to-drain". All insulation to be adhered with spray-on urethane foam. Provide tapered insulation on roof areas as shown on roof plans. o The replacement membrane assembly consists of the application of two-ply modified bitumen membrane fully adhered to the insulation assembly. Scope of Work includes installation of new perimeter wood nailers and edge metal. o Work includes all sheet metal fabrications shown on the contract documents and as specified. o Drainage for the roof will by new drains at all locations shown on roof plans. Removal of drains at existing roof drains will be required. o Roofing system installation shall require on-going inspections by the Membrane Manufacturer during the installation process and will be eligible to receive a 20-year NDL material and labor warranty, full-system including the insulation and membrane. o Masonry Repair to brick pilasters in the courtyard is included in the scope of work. o For bidding purposes, job start is estimated to be June 11, 2025. o Completion date is 120 calendar days after receiving a notice to proceed from the Owner. o The resulting contract will be to furnish all labor, supervision, materials and equipment necessary to perform the work as shown on the plans and described in the project specifications. A 5% bid security as well as a 100% Performance and Labor and Material Payment Bonds are required for this project. No bid may be withdrawn after the scheduled closing time for the receipt of bids for a period of 60 days. Minority businesses are encouraged to submit bids for this project. The Board reserves the right to reject any or all bids presented and to waive any informalities and irregularities. For bidding purposes, job start is estimated to be June 11, 2025. Completion date is 120 calendar days after receiving a notice to proceed from the Owner SCOPE OF WORK A. Work under this Contract consists of furnishing all labor, materials, and equipment necessary to perform the quality remedial roofing at Farmington Woods Elementary School B. Main Roof (Low Slope) Replacement: The scope of work includes, but is not limited to: 1. Protection of existing facilities, furnishings, plantings, etc. during all operations. 2. Provide protection for pedestrian sidewalks and other areas where employees, guests, and students will be subject to debris and over-spray of air-borne materials. Should GCS require additional signage for safety, contractor will maintain signage during entire project. 3. Work shall include Material Manufacturer inspections for application of any sealants, roofing system components, and coating systems. Inspections shall be made as specified herein or as directed by the Owners Representative or the Designer. In no case shall inspections be less than at start of work, bi-weekly during application of material, and a final inspection for warranty. Written reports from the manufacturer will be required. 4. Removal and disposal of existing roofing system and flashings down to the existing concrete or metal deck. Use of wind barriers and barricades may be required to contain materials on the roof area and protect main entrance area on the ground. All debris must be lowered to trash container by means of covered chute, hoist, or boom truck each work shift as it is removed. Storage of removed material on roof top is not permitted. Under no circumstances shall any debris be thrown from roof or otherwise allowed to free fall. a. Should deteriorated decking be found, deck is to be replaced. See unit pricing (Section 012200) for quantity of decking to be included in the base bid. 5. Removal of designated existing sheet metal edging, penetration flashing, counterflashing, etc. 6. During tear-off operations, provide temporary support for existing HVAC duct support framing. Duct supports to be replaced in same position as found when starting tear-off. Temporary support to be maintained until after completion of cap-ply membrane installation. 7. Removal and disposal of any wet, rotten, warped, deteriorated or otherwise damaged wood nailers, blocking, etc. See unit pricing (Section 012200) for quantity of wood to be included in the base bid. 8. Replace wet, rotten, warped, deteriorated, or otherwise damaged wood nailers, blocking, etc. 9. Provide and install all wood blocking, nailers etc. for roofing as shown on Drawings as specified herein and as required by the Manufacturer of the new roofing membrane. Note, blocking around the perimeter currently in place shall remain unless found to be deteriorated. Existing blocking is to be resecured with fasteners as identified in the contract details. a. Add wood nailers at curbs to provide minimum 8" flashing on the high side of the roof slope. 10. Provide temporary watertight tie-offs at all roof features, penetrations, and perimeter walls during the extent of this contract. 11. Roof Areas with concrete deck: a. Over the existing concrete deck, install a fully-adhered isocyanurate insulation boards as shown on plans. Joints in each layer of insulation shall be staggered. b. Over the insulation, install 1 layer of 1/2" thick, primed, gypsum coverboard. Joints in each layer of insulation and coverboard board shall be staggered. The coverboard is to be fully-adhered to the insulation board. c. Fully-adhere tapered crickets and roof drain sumps, as shown on the roof plan, over the insulation, prior to adhering the coverboard. 12. Roof Areas with metal deck: a. Over the existing metal deck, install mechanically-fastened isocyanurate insulation boards as shown on plans. Joints in each layer of insulation shall be staggered. b. Over the insulation, install 1 layer of 1/2" thick, primed, gypsum coverboard. Joints in each layer of insulation and coverboard board shall be staggered. The coverboard is to be fully-adhered to the insulation board. c. Fully-adhere tapered crickets and roof drain sumps, as shown on the roof plan, over the insulation, prior to adhering the coverboard. 13. At all roof drains, provide a tapered sump area, minimum of 8'-0" square. Taper the insulation and new overlayment boards to provide a smooth transition from field of the roof to the drain clamping ring. 14. Install a fully-adhered, 2-ply modified bitumen sheet membrane system including all related flashing & accessories as shown on drawings and as specified herein. 15. Where shown on plans, provide and install exposed and built-in sheet-metal flashing, edge metal, and counterflashing related to roofing system as shown on Drawings, and as specified herein. 16. Provide and install sealants for caulking roofing work as shown on Drawings, and as specified herein. 17. Existing roof drains and strainers to be replaced with new drains. Tie-in new drains to below deck roof drain piping as shown on drawings. New bolts to be provided to secure drain clamping rings. Replace all horizontal drain pipes to the greatest extent possible. 18. For the roof sloped to drain to gutters, provide gutters and downspouts as shown on drawings. All gutters shall be made watertight at joints with materials specified. Downspouts shall be tied-in to underground drainage lines. 19. Provide temporary watertight tie-offs at all roof features, penetrations, and perimeter walls during the extent of this contract. Daily tie-ins to be made watertight at the end of each work shift. Contractor is responsible for any water-damaged building components or contents due failure of tie-in to remain watertight due to poor workmanship or design of the tie-off as determined by the Owner. 20. Work shall include a minimum of 3 required Material Manufacturer inspections and providing a final-inspection of the completed membrane waterproofing system with written reports for all visits submitted to the Project Designer. 21. Contractor shall provide the Owner with all manufacturer material warranties as per specifications. Additionally, the contractor shall provide a minimum of 24 months warranty for labor and materials from date of substantial completion on all work of this contract.
