Reference Number 0000384954 Job Location: 916 19 1/2 Road, Fruita, CO The Facilities Department of Mesa County, Colorado on behalf of the Road and Bridge Department, is requesting competitive proposals from qualified and interested companies for the Mesa County Fruita Road and Bridge Shop Building B Improvements located at 916 19 1/2 Road, Fruita, CO Question Deadline 05/12/2025 at 4:00 PM MT Questions are submitted online No All questions shall be submitted in writing and sent via email to: Kathy Young, Facilities Operations Manager kathy.young@mesacounty.us 4.3.1. General Contractor shall be licensed in the City of Grand Junction, 4.3.2. General Contractor shall obtain all required permits prior to any onsite work starting. Proof of permits must be provided to the Project Manager. 4.3.3. All electrical work shall be performed by a licensed contractor and/or subcontractor. 4.3.4. All mechanical work shall be performed by a licensed contractor and/or subcontractor. 4.3.5. All items requiring special inspections shall be coordinated with the Mesa County Project Administrator at the start of the project. 4.3.6. Contractor shall apply closed cell spray foam Insulation on ceiling and walls no less than 4 inches thick. 4.3.7. Contractor shall apply intumescent paint fire coating over all spray foam. 4.3.8. Contractor shall install two gas fired unit heaters (Reznor UDX 350 or equivalent) connect to existing gas piping in the building. 4.3.9. Contractor shall run new electrical supply to unit heaters and thermostats. 4.3.10. Contractor shall install a 70' x 22' concrete apron on south side of building, in front of the overhead doors similar to the existing (#4 bar, 1' on center both directions, 8" thick 4000 psi mix). 4.3.11. Contractor shall install a total of eight 6" concrete filled pipe bollards on the left and right of existing and new overhead doors. 4.3.12. Bollards must extend 4' above and 2' below the surface. 4.3.13. Contractor shall install a new 16' x 14' insulated commercial overhead door (match existing or equivalent). 4.3.14. Contractor shall demo and reframe opening to fit new overhead door. Building must be altered to replace existing cabling in new door opening with approval by manufacturer/structural engineer 4.3.15. Contractor shall install the required electrical to power the overhead door opener and provide two (2) remotes. 4.3.16. Contractor shall trim new door opening with metal siding to maintain proper look. 4.3.17. Contractor shall provide their own dumpster for removal and cleanup all their materials from the site as well as providing final cleanup of all associated work areas. 4.3.18. Staging areas will be discussed during the pre-proposal meeting. 4.3.19. Mesa County reserves the right to salvage any removed equipment as part of the project. 4.4. Fire Safety 4.4.1. Fire sprinklers: Contractor shall be responsible to convert the existing dry system to a wet system per NFPA13. Piping shall remain as is, and the existing dry valve shall be replaced with a wet system riser. Riser shall be complete with water flow and tamper switches as required. 4.4.2. Fire Alarms: Existing fire alarm panel shall be programmed to accommodate the wet riser, and changes made to reflect the following: 4.4.2.1. System tamper switches (2) 4.4.2.2.
