Reference Number 0000292397 1.1 Summary ONTC is seeking proposals from qualified contractors to deliver the required services as indicated in the RFP document to complete the North Bay Yard Office Envelope, Electrical and HVAC Upgrades in North Bay, Ontario. The following is a General Description of the work to be completed by November 14, 2025. The work to be completed is detailed in the drawings and attached to this RFP at Schedule 3-A-3. 1.2 Background NB Yard Office Upgrade is an ongoing project by the Corporate Facility Project Team. The design of modification has been completed, and the Scope of this project is to expand the existing Motor Coach Facility Parking Lot as indicated on the drawing. The Yard office is in 916 Mcintyre Street North Bay, Ontario and is a part of the ONTC RRC facility. 2. General Requirements and Project Scope Note: The following list of items is to be used as a guideline only and may not include all the tasks to complete the work. Building Envelope Upgrades: 1. Perform repairs to the brick and concrete; 2. Relocate mechanical and electrical services as shown in the contract documents; 3. Install new framing, where necessary; 4. Install new exterior Staircase and roof access ladder as shown on the drawings; 5. Install new windows; new man-doors as shown on the drawings; 6. Do Interior repairs to accommodate the exterior work, Including painting; 7. Supply and install new siding and spray foam insulation, as shown on the drawings; 8. Install bollards and Jersey Barriers to protect building from physical damage, where necessary; Electrical Upgrades: 9. Install new exterior lighting as shown on the drawings; 10. Install new drain pan at the back of the building as indicated on the electrical drawings; 11. Protect the security cameras and bury the conduits as shown on the electrical drawings; 12. Please follow the electrical drawings to accommodate electrical changes and lighting upgrades; HVAC Upgrades: 13. Supply and install the new transformer at the yard office to facilitate new load requirement; 14. Follow the new HVAC drawing set to implement the new HVAC & Ventilation plan; 15. Relocate the Wall mounted CU units to the roof; (Not as shown in the drawings); 16. Don't provide Ducting on the Yard office Supervisor's office to maintain sound proofing; 17. Please coordinate with ONTC PM to appropriately implement the changes; General Requirements 18. Please note any deviation(s) must be first agreed to and approved by ONTC; 19. Follow all the site regulations and act accordingly to ensure Environmental and H&S protocols; 20. Conduct regular inspections throughout the project to verify that protection measures remain effective; 21. Address any identified issues prior to project completion; 22. Remove all temporary protections and construction materials from the site; 23. Restore any areas impacted by the construction process to their original condition; 24. Relocate Mechanical and Electrical Services as shown in the contract documents and drawings; 25. The contractor is expected to deliver construction turnkey activities for this project resulting in a finished, fully functional, usable facility that satisfies all project requirements and contract terms; 26. Building permit will not be required, any other required permits will be the Contractor's responsibility. Coordination with utility providers, Municipalities, Authorities Having Jurisdiction (AHJ) and Fire Department is the contractor's responsibility.
