Site work and renovation of a parking garage in Santa Monica, California. Completed plans call for the renovation of a parking garage; and for site work for a parking garage.
Requesting bids for Stair Resurfacing of Parking Structures 4 and 5, per the attached terms, conditions, and specifications. This project includes removing the existing blue staircase covering, and replacing it with a Silikal R-61 CQ floor system or approved equal. The work is to take place for both of the entire staircases (4 total) from roof top to bottom level, and associated landing areas at Parking Structure 4 at 1321 2nd Street, and Parking Structure 5 at 1440 4th Street, Santa Monica. The existing vinyl stair covering at Parking Structures 4 and 5 are old and fairly worn out. This project would result in a new, safer, and better functioning stair coating than what exists now. Question Submission Deadline:May 8, 2025, 3:00pm Question Response Deadline:May 21, 2025, 3:00pm Scope of Work This project includes all materials and labor associated with removing the existing blue final staircase covering and replacing it with a Silikal R-61 CQ floor system or approved equal. The work is to take place for both staircases (one in the northwest corner on the alley side, and one in the southeast corner on the street side) and associated landing areas at Parking Structure 5 at 1440 4th Street, and both staircases (one in the northeast corner on the alley side, and one in the southwest corner on the street side) and associated landing areas at Parking Structure 4 at 1321 2 nd Street. Work includes the following: • Pressure wash existing stairwells • Demolish and dispose of all existing vinyl stair coating • Repair concrete stairs and landings as needed • Mechanically prepare concrete stairs and landings for coating • Repair cracks and joints as needed • Apply Silikal R-61 CQ Floor System or approved equal per manufacturer recommendations. A Silikal data sheet is provided as an attachment. • Install yellow striping (Contrasting Stripe) at top and bottom of each stair run per California Building Code section 11B-504.4.1. The Silikal R-61 CQ floor system (or approved equals) should include the following: • Primer: Silikal RU-380 Primer • Cove Base: Silikal HK-31 Cove Paste Resin • Scratch Coat: Silikal RV-368 Mebrane Waterproof layer (if applicable) • Slurry Coat: Silikal R-61 Slurry Resin with SL-40 Filler • Finish Coats: Silikal R-71 Topcoat Resin • Aggregate: Silikal CQ (color quartz) • Patch/Joint Filler: Silikal RV-368 Flexible Resin, R-17 Patch/Sloping Mortar • Activator: Silikal BPO Additive / Activator • Color, thickness: Resins are clear, quartz is colored, ¼” avg. thickness with 3/8” cove radius • Textures: Standard anti-slip texture for walkways.
