For bonding purposes, the estimated value of the Work is approximately $2,400,000.00. The scope of work at the adjacent existing buildings includes: At the 112 N Elm building selective demolition, installation of a new water service, rehabilitation of two former/historic retail spaces to serve as gallery spaces, repair/restoration of the existing entry lobby, installation of a new mechanical equipment mezzanine, installation of new public restrooms, rehabilitation of the main meeting hall, installation of a new kitchen serving the meeting hall, and exterior rehabilitation at the front and rear of the building. At the 106 N Elm building selective demolition, cutting a connecting doorway at the partywall for connection to the main Community Center spaces, interior construction to support American Legion functions including a tavern, office, restroom and other spaces. At both existing buildings installation of fully new electrical system, a fully new HVAC system, a fully new plumbing system and installation of automatic fire suppression system throughout, and other work as indicated in the Documents. Project Location: The existing historic building at 112 N Elm Street and the adjacent existing building at 106 N Elm Street; Avoca, Iowa 51521. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 30 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities.
