The intent of the CM approach is to bring a qualified contractor on board to assist in Pre-construction coordination of multiple areas within the City Hall building that are to be renovated. The contract types will be Fixed Fee for Pre-Construction CM Services and a Cost Plus Fixed Fee Contract for Construction Services. The renovation project will consist of interior renovations including demolition, electrical and plumbing as well as cosmetic changes to several areas within the existing building and a garage addition for police vehicles and storage. Removal and replacement of existing windows will also be required. Interior finishes will be primarily painted drywall, new vinyl plank and ceramic tile flooring, new ceiling grid and tile in specified areas. Floor finishes will consist of ceramic tile removal and replacement in the vestibule/lobby and the remainder to be luxury vinyl plank flooring. Specialty systems will include ballistic glass and transfer windows as well as rerouting existing mechanical and electrical systems to meet the needs of the city. Lighting will be suspended LED lights, recessed LED can lights and lay-in LED lights where new ceiling grids are installed.
