**As of June 23,2025, neither a short list nor a final selection has been determined.** **As of June 23,2025 , the Construction manager was awarded to Patrick Merow, for the Orion construction.** This project includes, but is not necessarily limited to: The City of Valdez (City) seeks qualified firms to provide the City with Construction Manager / General Contractor services to perform a tenant improvement renovation at Hermon Hutchens Elementary School for the purpose of creating a district office within the existing building footprint. Upon project completion, the VCS District Administrative Staff will be relocated into newly remodeled office spaces inside the elementary school. Question Deadline 05/30/2025 at 12:00 PM AKT . Project Background and Summary The "Valdez District Office and Tenant Improvements" project involves the renovation of approximately 5,000 square feet within Hermon Hutchens Elementary School to accommodate the relocation of Valdez City Schools (VCS) administrative offices. The work is designed to create a dedicated office area for VCS and to reconfigure a portion of the existing school administrative space to better support students and staff. Project scope includes but is not limited to: selective demolition of existing construction, including limited demolition of exterior walls, and Hazmat remediation. New construction will consist of interior partitions, exterior and interior windows & doors, new flooring and ceiling finishes, new paint, limited site Civil, mechanical and electrical upgrades to support the renovated spaces. The design team has completed the 35% design stage and is ready for input from a CM/GC contractor. The scope of work for this project includes but is not limited to; selective demolition, hazmat remediation, interior finishes, mechanical and electrical modifications, lighting, carpet, drywall, exterior and interior windows & doors, and limited site Civil. The City of Valdez encourages disadvantaged, minority and women-owned consultant firms to respond and is available to assist said firms in learning how to do business with the City. The selection process must comply with procurement requirements of the City to ensure fair and open competition. The selection will be made on the basis of qualifications and price. The City reserves the right to cancel this procurement effort and will not reimburse respondents for any costs of preparation or submission of proposals. The City has contracted with Bettisworth North Architects to develop the design to100% construction documents ready by Late Summer/ Early Fall 2025 with construction work to be completed by Winter 2025.
