HHSC PCS is seeking competitive bids to establish contract(s) for ceiling tile replacement services at the Rio Grande State Supported Living Center. NIGP Class/Item No(s): 910 - 01Acoustical Ceilings and Walls: Cleaning, Installation, Restoration, Maintenance and Repair Services, Including Panel Wall Systems; 910 - 75 Wall and Ceiling Maintenance, Repair and Replacement Services, Including Drywalling HHSC will conduct two(2) optional on-site visits at the location specified below on the date and time identified in the Procurement Schedule (cover page of this IFB) or on the date and time established in subsequent Addenda. The required services to be provided are the ceiling tile replacement at the Rio Grande State Supported Living Center, buildings 501 and 502. The Contractor shall complete the removal and replacement of non-directional ceiling tiles & grid in multiple areas of suspended ceiling throughout Rio Grande SSLC. Services are to be completed in existing locations including but not limited to the following: the living room, bedrooms, dining room, hallways, computer rooms, and east & west side training rooms. Contractor will secure the ceiling tile envelop for penetrations via approved means and materials provided by the Agency. Contractor shall, isolate current work spaces to mitigate hazards & physical access by residents through appropriate means to install non-directional 2 ft x 4 ft ceiling tiles provided by the Agency. The Contractor shall take measurements of the areas needing ceiling tile replacement during the pre-bid on-site visit. Work shall commence within sectional areas of an occupied residential facility. The Contractor shall protect all fire alarm smoke sensors and all Agency property from damage. The Contractor is not permitted to disable or modify any safety features within the work area. All work performed under this contract shall be performed within all code and regulations applicable to Texas Department of Licensing and Regulation (TDLR) and all work performed must comply with the applicable national and local building codes. The Contractor shall remove and reinstall applicable ceiling mounted air diffusers and vents. The Contractor shall dispose of old ceiling tiles in Rio Grande SSLC on-site dumpsters designated by facility staff. The Contractor shall remove from Rio Grande SSLC and dispose of all materials and containers at no additional expense to Rio Grande SSLC. The on-site visit will include a review of the IFB requirements as well as a walk-through of the facility. Attendance is strongly encouraged, but not required. Failure to attend in person will not disqualify a Bidder.
