The City of St. Pete Beach is seeking a Construction Manager at Risk Services for Fire Station No. 22. The city intends to reconstruct Fire Station No. 22 at the same location as the current station Deadline for Question Submission 05/28/2025 10:00 AM THhe City of St. Pete Beach is seeking a construction manager at risk services for Fire Station No. 22. The city intends to reconstruct Fire Station No. 22 at the same location as the current station. The current station was significantly damaged during the recent Hurricane's Helene and Milton. The city has approved a contract for demolition and is currently awaiting FEMA approval. The city has been engaged with Sweet Sparkman Architects as the professional architectural/engineering firm for design services for Fire Station No. 22 and will expect the awardee to work closely with the firm through the completion of this project. The plans for Fire Station No. 22 are in their final phase of development. The project calls for a 3-bay fire station and is forecasted to be approximately 10,000 square feet in size. DETAILED SPECIFICATIONS PHASE 1: Preconstruction Services Pre-construction services, for which the Construction Manager will be paid a fixed fee and will be responsible to the city to assist in working with the architectural/engineering firm to manage the process to meet the project budget, scope and schedule. During the Pre-Construction Phase, the Construction Manager shall function as an agent of the city and as an integral part of the Project Team providing the following services, but not necessarily limited to: a) Work with the city, architects and engineers to develop the project to the construction phase including bid and award phase services b) Pre-qualify subcontractors and vendors c) Prepare detailed schedule d) Identify critical scheduling issues e) Market analysis of bidding documents f) Develop bid packages for efficient scheduling cost control and financial resource management g) Establish project reporting systems h) Establish milestones estimates to maintain city's budget and schedule i) Provide and recommend value engineering and cost savings alternatives j) Provide input regarding costs, durability of materials, and long-range maintenance needs k) Attend project related meetings l) Develop the construction site utilization plan m) Work with Procurement on RFP Submittal n) Work with Procurement to monitor, review and coordinate all addenda o) Conduct pre-bid meetings through Procurement to inform prospective bidders and minimize unknowns that may have impacted bids p) Provide additional value engineering from s
