Minor Rehab - Covarrubio Location- 1717 43rd StLubbock Texas 79412 Questions Due Date: May 16th 2025, 5:00 PM CDT Deadline to submit Questions at Online Portal The right is reserved by the City, Community Development and said owner to reject any and all bids. All qualified bidders will receive consideration for award of contract without regard to: Race, Color, Religion, Sex, Familial Status, Handicap or national origin. Wet scrape area to be painted, including but not limited to; siding, windows, doors, and trim. Use drop cloths, plastic or other covering to protect soil or other floors / grounds. Clean up all paint chips and dispose of in code legal dump. Side A o Front door casing (Intact) SideC o Window 11 frame (Intact) ROOF REPLACEMENT HOMEOWNER to SELECT SHINGLES with ALLOWANCE LISTED BELOW FROM IN-STOCK ITEMS at LOCAL VENDOR. ROOFING - GENERAL REQUIREMENTS (FOR DWELLING UNIT) Unless otherwise specified, all material shall be new and match existing as closely as possible for material style, color and method of installation. Seal all edges. Flash and caulk all adjoining surfaces, roofing vents, roofing accessories, including any new roof vents and nails and make weathertight. All cast iron roof penetrations must have new lead boot vent pipe flashing. Contractor shall ensure all roof penetrations are properly and completely connected back to the fixture requiring venting. Replace all drip edge, flashing, roofing vents, roofing accessories and nails using rustresistant material. Install in one continuous operation I pattern. Protect the house contents at all times from exposure to the elements. DO NOT INSTALL ARCHITECTURAL ROOF SHINGLES ON SLOPES LESS THAN 3:12 ROOFING - MAIN HOME (SLOPE GREATER THAN 3:12) CONTRACTOR IS RESPONSIBLE FOR DETERMINING NUMBER OF EXISTING LAYERS OF ROOFING TO BE REMOVED. UNLESS OTHERWISE SPECIFIED, CONTRACTOR'S BID MUST INCLUDE THE REMOVAL OF ALL EXISTING LAYERS OF ROOFING, DOWN TO THE DECKING. Tear off to the decking and INCLUDE REPLACING ANY DAMAGED DECKING (up to 200 SF). If decking replacement exceeds 200 SF, Contractor must contact Community Development Housing Inspector for approval, prior to removal. Haul-off old shingles and debris to code legal dump. Install aluminum step flashing where any roof surface meets a gable end. When step flashing is installed, it must not be exposed at any point. Include removing and replacing drip edge with new DL style galvanized steel drip edge along perimeter of roof. Contractor shall ensure there is no gap exceeding 1/4" between the finished front of the fascia and the drip edge. Install SYNTHETIC ROOFING UNDERLAYMENT, nailed 12" o.c., with tin or plasticcap nails. Install tin flashing on valleys and seams. Replace all vent pipe, caps and electrical weather head flashing boots and on all roof penetrations. CLOSET SHELF: HALLWAY Remove and reinstall existing shelf to gain acces to attic. MAIN ELECTRICAL SERVICE: REPLACE Install 125 - amp single phase, 3-wire electric service. Include a 20 circuit exterior panel surface mounted in place of the existing interior panel. Include a blank panel cover for the existing interior panel. If existing panel cover is missing, new blank cover shall be a minimum of 1/2" thick MDF material, squarely cut to appropriate size to fit in place of the panel cover and securely installed to interior panel cover mounts to prevent access. If the existing panel cover is available, new blank cover shall be a minimum of 22 gauge steel, squarely cut to appropriate size to fit in place of the punchout plate and securely installed in place of the punchout plate to prevent access. Existing panel cover to be re-installed over new blank cover. Add circuits in the panel as required to accommodate additional newly installed wiring and receptacles. Circuits at breakers are not allowed to be doubled-up. Include a main disconnect (properly sized copper wire). Contractor shall install adhesive backed labels filled out for each breaker. Include a new meter base in same location of existing. Install a grounding rod and new mast to ensure incoming electrical is at least 10' above grade. If there is any aluminum wiring, wiring must have anti-oxidant compound on the terminal connections. Disconnect the incoming main service for roofer, flashing installation over mast and then reconnect main incoming electrical service.
