Remodeling of a residential development in Lubbock, Texas. Completed plans call for the remodel of a residential development.
Questions Due Date: May 23rd 2025, 5:00 PM CDT Deadline to submit Questions at online portal The City of Lubbock, Community Development is seeking bids from qualified vendors for a minor rehabilitation to a single family residential home repair/remodel. The right is reserved by the City, Community Development and said owner to reject any and all bids. All qualified bidders will receive consideration for award of contract without regard to: Race, Color, Religion, Sex, Familial Status, Handicap or national origin. Location- 4602 33rd St Lubbock, TX 79410 Wet scrape area to be painted, including but not limited to; siding, windows, doors, and trim. Use drop cloths, plastic or other covering to protect soil or other floors / grounds. Clean up all paint chips and dispose of in code legal dump. Exterior Findings: o Side A o Window 2 casing (Fair) o Side B o Window 3 casing and frame (Intact) o Soffit (Intact) o Side C o Window 14 casing (Intact) OPTION 1: INTERIM CONTROLS Interior: Wet cleaning methods should be used on all window troughs and sills to eliminate the dust levels found on the identified windows. Exterior: Perform paint stabilization to any identified components that are not currently intact. Following stabilization, components should be closely monitored and addressed as soon as future signs of deterioration or damage are noted. CLEARANCE TESTING Contractor shall employ services from a licensed Lead Based Paint consulting firm to perform a Lead Based Paint Clearance Examination after all the work involving Lead Based Paint Safe Work Practices has been completed. Contractor shall provide Community Development Housing Inspector with a copy of the clearance examination results and a completed copy of the Notice of Completion of Lead Based Paint Hazard Reduction Activity. Contractor shall be responsible for additional costs for additional examination services in the event that the first clearance examination fails. Contractor must achieve clearance FIRE EXTINGUISHER - HOUSEHOLD Purchase and install a new 5-lb, UL APPROVED, ABC Multi-purpose, Dry Chemical household rechargeable fire extinguisher, to be placed under the kitchen sink. WINDOW REPLACEMENT WINDOWS SHALL be LOW-E with a Fenestration U-FACTOR within the range of 0.25 to 0.35. The Contractor shall leave at least one original National Fenestration Rating Council (NFRC) label attached to the window. The Community Development Housing Inspector shall have photographic evidence of the attached NFRC label and then remove the label. The NFRC label is to be placed in the file for this home. NOTE: All bedroom windows must have an operable sash opening. Any window within 2' of a door and/or within a shower enclosure area MUST BE SAFETY GLAZED REMOVE and REPLACE ALL WINDOWS, INCLUDING THE FRAME (HEAD, JAMBS and SILL). Purchase and install new single hung, doublepane, Low-E glazed, insulated glass, vinyl framed window in existing framed opening of each window that will be removed as part of the demolition. Contractor may at their own discrection adjust the existing framed opening size to accomodate a standard sized window. All components associated (frame to finish) with the adjustment of the new opening are included and the responsibility of the Contractor. Contractor is to field measure the opening to ensure proper sizing for the new window. (FRAME COLOR to be WHITE, WINDOW to HAVE NO DIVIDES). WINDOW REMOVAL: BATHROOM # 12 Remove window and properly frame-in opening to close opening. Include the proper installation of R-13 batt insulation in the exterior wall of the newly closed opening. Contractor shall install proper exterior underlayment wall covering to the newly closed opening. Contractor shall include the purchase and install of new siding material to the exterior of the home in the area of the previously removed window. Contractor shall remove and replace areas of siding to "weave-in", install shingle siding of a fiber cement based material of similar style, dimension and color to adjacent material. Prep, caulk and finish with 2-coats painting all window trim, interior and exterior. Paint is to be of similar quality to Behr or Glidden. FAUX WOOD BLINDS: CORDLESS, WHITE 2" WIDE INSTALL ON THE FOLLOWING WINDOWS: ALL WINDOWS OF THE HOME 'EXCLUDE BATHROOM WINDOW* On the windows (labeled above) contractor shall purchase, cut to fit, and install 2" white cordless faux wood blinds. Contractor is to field measure the opening to ensure proper sizing for the new window blinds. Preferred mounting style is inside mount unless window reveal does not allow. Install securely, plumb, square and level. Install supplied matching valance and tilt wand. Manufacturers' operating instructions to be left with homeowner
