Renovation of a municipal facility in Fitchburg, Massachusetts. Completed plans call for the renovation of a municipal facility.

Replacement of Existing Rooftop Unit (RTU #1), 1427R Water St., Fitchburg, MA 01420. The removal and replacement of an existing rooftop unit (RTU #1) serving approx. 1,984 sq. ft. of conditioned space. Bidders may propose any unit that meets or exceeds mechanical and operations of original. Replacement of Existing Rooftop Unit (RTU #1). Montachusett Regional Transit Authority (MART) is requesting responses from qualified contractors for the removal and replacement of the existing rooftop HVAC unit . The project includes rigging, equipment delivery, curb adaptation, reconnection of services, installation of a new thermostat, system start-up, and any necessary mechanical or engineered drawings. Crane setup location is 24 ft from the roof edge (see Exhibit 2). Existing HVAC ductwork layout is provided (see Exhibit 3). *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project. Deadline for Questions: Tuesday, May 27, 2025 by 12pm DBE (2%) Mobilization o Secure area around work zone and crane setup location (24 ft from roof edge) o Coordinate site access and lift plan o Provide all rigging and equipment handling o The contractor shall coordinate with MART for site access and identify any required escorts o Roof system is subject to warranty; any penetrations or attachments must be reviewed and approved prior to installation o The contractor is responsible for confirming rooftop access conditions in advance. MART will provide a point-of-contact for access coordination after contract award. Removal o Disconnect and properly reclaim refrigerant (R-22) o Disconnect existing gas, electrical, and control wiring o Remove and dispose of the existing rooftop unit o Contractor shall coordinate all shutdowns and disconnections during a post-award site walkthrough with MART staff to avoid unplanned service interruptions. Roof Curb / Adapter o Furnish and install a curb adapter as needed to adapt the new unit to the existing roof curb dimensions o Ensure proper fit and weather-tight integrity Installation o Deliver and set in place one packaged rooftop HVAC unit that meets or exceeds the performance of the existing unit o Install unit on provided curb adapter. Furnish and install a new wall-mounted programmable thermostat to control this RTU only. Thermostat shall include heating/cooling scheduling capabilities. Integration with central building automation is not required o Reconnect existing: o Gas piping o Electrical (line and low voltage) o Controls (connection to new thermostat; programming included) o Tie condensate drain into existing drainage system or provide new code-compliant route if no connection exists o Seal and insulate all duct and piping connections o Contractor is responsible for minor duct transitions or adjustments necessary to ensure proper airflow and connection o Contractor shall submit proposed equipment specifications for MART approval prior to order and delivery o Contractor shall remove all job-related debris and packaging from the site and leave work areas clean upon completion.
