Work of this Contract comprises the following: .1 Upgrades to Ecole Van Walleghem School between Gridlines 1 & 3.1, and to Gridline 4 over the Kindergarten: .1 New roofing, except at the Gym and flat sections serving the Daycare, complete with all new insulation and accessories - flashings, drains, scuppers, vents, etc. .1 Affected area of flat roof = +-2,200 ft2. .2 Affected area of sloped roof = +-8,000 ft2. .3 Flat section between Gridlines 2.2 and 3.1 from Gridlines A.1 to C.1, to be c/w w/ revised parapet framing and cap, as well as transitions to adjacent sloped section, & other areas of flat roof. .4 Remaining sloped sections to be complete with fascia, eaves troughs, and rainwater leaders, as well as transitions to adjacent areas of flat roof. .5 The existing dormer facing the street is to be removed permanently and the structure beneath finished consistent with the adjacent roof. .2 Removing and reinstalling existing mechanical equipment in the affected areas. .3 Alterations to existing exterior walls in this area, including: .1 Removal of stone-dash stucco cladding and projections. .1 Replacement with Tyndall Stone veneer to match that adjacent. .2 Windows in these walls to be replaced. .4 Removal of overhangs, soffits and roof cladding 'waterfalls', except at main Daycare entrance .1 Top of walls and main Daycare overhang fascia to be re-clad in Tyndall Stone to match that adjacent. .5 Repairs to existing interior insulation and finishes damaged by roof leaks. .6 Rear Daycare entrance to receive new flat canopy. RFTO (Ready for take over) of the work by August 15th 2025 is required in order to ensure the School Division has adequate time to prepare the school for opening of the school by September 2nd 2025. The Consultant or Owner reserves the right to accept or reject any proposal without prejudice for any reason whatsoever and reserves the right to disclose or not to disclose their reasons for such rejection.
