Renovation of a mixed-use development in Saint Augustine Beach, Florida. Completed plans call for the renovation of a municipal facility.

To remove the existing blower motor and squirrel cage and install one (1) County provided fan wall assemblies at the SJC Administration Building, located at 500 San Sebastian View, St. Augustine, FL 32084 and two (2) County provided fan wall assemblies at the SJC Courthouse, located at 4010 Lewis Speedway, St. Augustine, FL 32084. St. Johns County reserves the right to accept or reject any or all bids/proposals, waive minor informalities, or award the bid/proposal which best serves the interests of St. Johns County. SCOPE OF WORK The Contractor shall remove the existing blower motor and squirrel cage and install one (1) County provided fan wall assemblies at the SJC Administration Building, located at 500 San Sebastian View, St. Augustine, FL 32084 and two (2) County provided fan wall assemblies at the SJC Courthouse, located at 4010 Lewis Speedway, St. Augustine, FL 32084. The Contractor shall provide a complete turnkey solution, including all labor, materials, tools, equipment, and services necessary to complete the installation. Work shall begin with the mobilization of all required tools and materials to the site. Prior to any demolition, the Contractor shall perform proper lock-out/tag-out procedures to secure electrical circuits for safe replacement. The scope includes the disconnection and removal of all existing electrical components, as well as the demolition and disposal of three (3) existing fan assemblies from the current air handling units (AHUs). Following removal, the Contractor shall install three (3) new, County provided fan wall assemblies into the existing AHUs, including any necessary rigging and structural modifications to accommodate the new equipment. Electrical connections shall be extended as needed, and all conduit and wiring shall be installed to meet current electrical codes. The Contractor shall remove the existing frequency drives and extend high-voltage service to the fan wall controllers. The Contractor shall reconnect the control systems and integrate the new fan assemblies into the existing building automation system (Alerton System), making any required updates to system graphics. Supply air cabinets in the Courthouse shall be lined with duct board as part of this project. All required electrical work and materials are included. The Contractor shall coordinate with the County’s designated life safety vendor regarding fire relays and duct smoke detectors, which are the responsibility of the County. Certification of all life safety devices will be required prior to system commissioning. Once installation is complete, the Contractor shall remove all lock-out/tag-out devices and restore power to the equipment. A complete system start-up shall be performed in accordance with factory-recommended procedures, including operational testing and initial adjustments to ensure proper function of all installed components
