Site work for a municipal facility in Charlottesville, Virginia. Conceptual plans call for site work for a municipal facility.

As of August 13, 2025, no bids received. No plans to rebid. The Albemarle County Service Authority (ACSA) seeks proposals from qualified, licensed, and insured contractors to provide all necessary services for addressing and stabilizing subsidence issues at the front entrance of our facility located at 168 Spotnap Road, Charlottesville, Virginia, 22911. The scope includes the design, engineering, permitting, installation, and inspection of foundation piers/supports. The successful contractor will perform the following tasks: 1. Foundation Piers Installation o Excavate soil as required to expose the building's footing. o Install foundation piers (helical or push piers) to stabilize the structure. o Ensure piers are installed to the necessary depth based on pressure readings or load requirements to achieve stabilization. Depth clauses and associated costs must be clearly stated in the proposal. o Provide reinforcement, brackets, and necessary connections to the footing to ensure long-term stability. 2. Permitting and Engineering o Coordinate with local authorities to acquire all required permits. o Conduct or provide necessary soil surveys, benchmarking, or other geotechnical evaluations, as needed. o Ensure all work is signed off by a licensed Professional Engineer and undergoes inspection by a certified independent third-party inspector. 3. Concrete Removal and Replacement o Remove and dispose of affected concrete sections. o Replace concrete to match the existing surface as closely as possible. o Prepare subgrade appropriately, install steel dowels or other reinforcements, and apply a broom finish for a high-quality appearance. o Concrete work must be performed by skilled personnel to ensure quality and aesthetics meet or exceed the existing conditions. 4. Restoration and Cleanup o Restore the surrounding work area to its original condition or better. o Backfill all excavated areas, tamp soil, and repair any disrupted landscaping or utilities to a functional state. o Address surface restoration needs, including soil and seed, if applicable. Contractor Requirements o Must be qualified, licensed, and insured to perform foundation stabilization work in Virginia. o Must demonstrate experience with similar projects. o Must ensure all personnel are trained and skilled for both foundation and concrete work. o Must provide warranties for foundation stabilization work and materials. Deliverables o Written quote including: o Detailed scope of work and methodology. o Estimated timeline for project completion. o Breakdown of all associated costs, including material, labor, equipment, and any additional fees, with prices valid for forty five (45) days after submission deadline. o Warranty information for stabilization systems and associated materials.
