Site work for a mixed-use development in Glendale Heights, Illinois. Completed plans call for site work for a educational facility; and sidewalk / parking lot.

Site improvement work at three school locations (Americana, Glenside, and Glen Hill) for Queen Bee School District 16 in Glendale Heights, IL. The work includes miscellaneous metals, painting, earthwork, asphalt, and site concrete. We are requesting bidders to include all trades in one bid for the Site Improvements Contract Package. The work can begin immediately and must be completed by 8/15/25. Riley Construction Company, Inc., on behalf of the Queen Bee School District, is pleased to announce the bidding of contract work for the Queen Bee School District 16 Striping and Bollard Modification Project. The Project is located at Americana, Glenside, and Glen Hill Schools. The trade packages being solicited include: 32.01 - Site Improvements. It is required that all bidders submit prequalification paperwork. Those bidding contractors who have not completed and returned the construction manager's prequalification form and required additional backup will not be allowed to submit proposals. Qualified Bidding Contractors must submit their proposal (including the costs for a Payment and Performance Bond) on the Bid Form and a 10% bid bond. This project and all work on it are subject to the Illinois Prevailing Wage Act. Clarifications requested by bidders must be in writing not less than 5 days before date set for receipt of bids. The reply will be in the form of an Addendum, a copy of which will be forwarded to known recipients Queen Bee School District 16 reserves the right to reject any and all bids, to waive any informality in bidding, and to accept any proposal which Queen Bee School District 16 deems most favor able to their interest. Direct questions to the Construction Manager, Carrie Matrise, email; CarrieM@rileycon.com. 1. This project is sales tax exempt for materials to be incorporated into the work. 2. Include the cost for a performance bond in your bid (provide a breakout amount on the bid form). 3. All personnel who need to access or complete work on the construction site (inside or outside the school) must be fingerprinted and a background check completed on each employee of this Contractor its subcontractors prior to starting work onsite. Include all cost associated with fingerprinting through a 3rd party vendor. 4. Include all tools and equipment to access the work and complete this scope of work. 5. All labor, materials and equipment shall be provided in accordance with the local and state codes. 6. Loud or disruptive work must be completed outside of school hours. 7. Include and identify the costs for pricing escalations anticipated based on the current project schedule. No additional costs will be allowed for claims associated with material, labor, equipment or fuel price escalations. 8. Clean up of all debris and materials at the end of each working day, and removal of debris from the building into the dumpster provided by the Construction Manager. 9. Hoisting and material handling is to be provided by each individual contractor. 10. All proposals shall remain valid for 60 days after the date of proposal submission. 11. Please note that your base bid must include all bid documents. No riders, clarifications, qualifications, etc. will be entertained as part of your base bid. Contractors have the option of submitting voluntary alternates to address any deviation from the bid documents via the substitution request form. 12. No change orders will be accepted for lack of coordination. 13. Compliance with Village of Glendale Heights and Regional Office of Education licensing requirements for contractors. 14. Compliance with all OSHA, local, and RCCI safety requirements. 15. Includes all required safety equipment and measures to meet OSHA standards for this scope of work. 16. This subcontractor agrees to fully complete and return Riley Construction's Contractor Pre-Qualification Form as a condition of contract award (if not previously qualified). 17. Attendance at job site meetings is required unless excused in writing by Riley's project manager. Minimally, attendance is required at the pre-construction meeting, pre-install meetings (including the installing supervisor), weekly coordination meetings, weekly foreman meetings, daily end of shift huddle, pull plan meetings and all meetings when subcontractor is delinquent with subcontract requirements, three (3) weeks prior to commencement of subcontract work, while subcontractor has crews on site, and up to three (3) weeks subsequent to completion of work on site. Failure to attend will result in a back-charge of $500. 18. Proactively participate in design and coordination meetings involving other trades. Identify installation needs prior to start of work as necessary for proper installation coordination. Contractor is responsible for reviewing all project documents to coordinate and anticipate conflicts with other trades, and to determine layout locations. No allowance for price increase will be allowed for the trade contractors' failure to coordinate during construction, with other contractors and with the project documents. 19. All plans & specifications will be provided to subcontractors electronically. All copies will be made at the expense of this subcontractor. It is the responsibility of this subcontractor to download plans & specs from Riley's website. Failure to do so will not excuse nonperformance or constitute additional time. 20. Upload all submittals to Procore. Partial submittals are not acceptable and will not be reviewed or submitted to Architect for approval. 21. Upload all closeouts to Procore at least two (2) weeks prior to Project Substantial Completion. If required, this contractor also agrees to provide hard copies of all documents. 22. Pricing for Changes in the Work will be submitted within five (5) business days of receiving the request for proposal / quote from Riley Construction Company. All prices not submitted in this timeframe will be considered incidental to the cost of the work (at the discretion of Riley project manager) and adjustment will be made to the subcontract amount. 23. Provide a complete breakdown for all proposed changes including a labor, material and equipment breakdown. 24. Adjustments shall be based on net change in Subcontractor's reasonable cost of performing the changed Subcontract Work plus, in case of a net increase in cost, an agreed upon sum for overhead and profit not to exceed Ten percent (10%). Additional limitations are as follows: Markup on Sub-subcontractors =5% 25. Project lay-down area is extremely limited, and all suppliers shall assume that material deliveries will be made on a "just in time" basis. Onsite storage will be awarded solely by the on-site superintendent on an "as need" basis. No bulk material deliveries will be accepted at the project site without prior approval by the on-site superintendent. 26. If it is determined by the on-site superintendent that this subcontractor is delaying or disrupting the progress of the project, this subcontractor will be required to work multiple shifts, extended hours, and/or weekend hours at their cost. 27. Subcontractors are responsible for freight, unloading and hoisting of their own materials and equipment. RCCI will NOT have a lull or forklift on-site. 28. All field measurements, field verifications, and any necessary layout/surveying. 29. All cutting, coring and patching as may pertain to this section of work. This includes, but is not limited to, patching of any applied fireproofing and intumescent mastic fireproofing, damaged or removed as a result of this contractor's activities. 30. Provide and maintain all existing conditions, temporary utilities, partitions, weather service, safety protection required for the installation of work in this scope. 31. Provide all protection to existing or finished materials during installation of this scope of work. Cost to repair any damage caused by installation of this scope of work to surrounding materials will be the sole responsibility of this contractor. 32. Mobilizations for phased work to complete work in accordance with RCCI project schedule. 33. A minimum 1-year labor, material, and equipment warranty for all work provided. Provide additional warranties where required by the project plans and specifications. 34. The cost for restarting failed work installed under this subcontract will be paid by this contractor. 35. Provide joint sealants at all penetrations finished surfaces. 36. All work within a listed specification section is provided by this subcontractor, unless otherwise noted in this subcontractor's scope of work. All references to work provided by other trades (the GC, CM, EC, etc.) should be ignored. 37. Schedule is of the utmost importance and will be maintained by this subcontractor. Refer to the Project Schedule for required dates when material and labor will be required onsite and durations of work. Dates may be adjusted based on the final pull plan. Include and identify the costs for pricing escalations anticipated based on the current project schedule. No additional costs will be allowed for claims associated with material, labor, equipment or fuel price escalations. 38. Progress cleaning is required for each contractor's work. Dumpsters shall be provided by the construction manager
