Remodeling of a library in Seattle, Washington. Completed plans call for the remodel of a library.
The Project renovates interior space on Level 2 of the Central Branch to office and mixed-use work spaces to support the shelving and operations team (SHO). On Levels 1 and 3, the work will refinish and renovate the existing reception desks in addition to build-out of an enclosed book drop room on Level 1 to replace the defunct book conveyor system. Scope includes but is not limited to: modification of existing electrical, mechanical, fire alarm and fire sprinkler systems; construction of new framed walls; installation of suspended ceiling systems; interior finishes; casework modification and fabrication; modification of exterior storefront; and supporting work as indicated in the Contract Documents. For purposes of the Inclusion Plan, this is considered a Facility type of project with a Past Performance of 25% WMBE utilization rates based on completed projects. A. Provide new fire alarm system, devices, and components within the area of work. Reuse conduit and wiring from existing fire alarm device locations as shown on basis of design drawings. B. Provide IP Ethernet card for central station monitoring. Monitoring shall be by events and addressable points. C. Provide 120v power from nearest electrical panel for fire alarm equipment as needed for complete operation. A. The Contract Work is summarized below. The summary descriptions may not include specific reference to all incidental work elements required to complete the Contract. Include all labor, materials, equipment and incidentals required for completion of the Work as shown on the Drawings and specified in the Project Manual. B. Installation and maintenance of temporary erosion and sedimentation controls. C. The following scope elements are part of the Base Contract: 1. Renovations of interior space on Level 2 of the Central Branch to office and mixed-use work spaces to support the shelving and operations team (SHO). On Levels 1 and 3, the work will refinish and renovate the existing reception desks in addition to build-out of an enclosed book drop room on Level 1 to replace the defunct book conveyor system. Scope includes, but is not limited to: modification of existing electrical, mechanical, fire alarm and fire sprinkler systems; construction of new framed walls; installation of suspended ceiling systems; interior finishes; casework modification and fabrication; modification of exterior storefront; and supporting work as indicated in the Contract Documents. D. Building permit #7028993-CN has been obtained for this Project, pending Contractor Disclosure. Over-the-counter electrical, fire alarm, and fire sprinkler permits shall be obtained by the Contractor. Any additional permits and/or permissions that may be required for the Work must be provided by the Contractor. The Contractor must comply with all applicable requirements and regulations. E. The following Work elements are Optional Bid Items that may be incorporated in the Contract. These are more fully described in Section 01 23 00 and further detailed elsewhere in the Drawings and Specifications. 1. Additive Alternate #1: Provide and apply penetrating concrete sealer in the Level 2 area of work as indicated on the Drawings. A. Work Included: Provide all system design, material, labor, equipment, and services necessary to perform the installation and furnish part of the building with an automatic fire sprinkler system. The Contractor is responsible for performing inspection, to determine all required equipment and assemblies required to provide a code compliant system. The Contractor is responsible to the Authority Having Jurisdiction (AHJ) to determine any unique requirements of the municipality and including them in the bid. B. Summary of Work: Furnish and install a complete automatic fire sprinkler system for part of the building as indicated by the contract documents. The work shall include design and layout drawings, pipe, fittings, valves, flow indicators, flow and pressure testing, gauges, alarms, drain pipe, test connections, sprinklers and all accessories. C. Where the word iprovidei is used, it means ifurnish and install complete and ready for use.i Provide supervision, labor, material, equipment, and machinery necessary to complete the mechanical systems. Provide finished work, tested and ready for operation. D. Provide a fire protection system for the building as described below and as indicated by thecontract document drawings: 1. Provide a wet fire protection system for the building except as follows; 2. Partially install the future dry fire protection riser as indicated on the contract documents so the shaft does not have to be reconstructed in the next phase of work. 3. Note that the building is not furnished with a full coverage smoke and heat detection system. The building will require sprinkler fire protection of ceiling cavities, plenums and concealedspaces. E. Phasing of Sprinkler Installation 1. Refer to Architectural Documents regarding phasingrequirements. A. Work Included: Provide all system design, material, labor, equipment, and services necessary to perform the installation and furnish part of the building with HVAC systems indicated in the Contract Documents. The Contractor is responsible for performing inspection, to determine all required equipment and assemblies required to provide a code compliant system. The Contractor is responsible to the Authority Having Jurisdiction (AHJ) to determine any unique requirements of the municipality and including them in the bid. B. Summary of Work: Furnish and install a complete HVAC system for part of the building as indicated by the contract documents. The work shall include design and layout drawings, ducts, fittings, air devices and all accessories. C. Where the word iprovidei is used, it means ifurnish and install complete and ready for use.i Provide supervision, labor, material, equipment, and machinery necessary to complete the mechanical systems. Provide finished work, tested and ready for operation. A . Mention herein or indication on drawings of articles, materials, operations or methods, requires that Contractor provide each item mentioned or indicated, of quality, or subject to qualifications noted; perform according to conditions stated, each operation prescribed. B . Work included under this contract provides for all labor, equipment, and materials to complete all electrical work as outlined in drawings and specifications for project. C . The scope of this work is listed generally but is not limited to as follows: 1. Lighting System and fixtures 2. Fire Alarm System devices 3. Branch wiring, power, lighting, and equipment 4. Equipment connections 5. Data and Telephone Cabling A. Provide new fire alarm system, devices, and components within the area of work.
