Renovation of a municipal facility in Seattle, Washington. Completed plans call for the renovation of a municipal facility.

The Port of Seattle (Port) invites qualified firms, or teams of firms, interested in providing Tenant ADR Core and Shell Renovation The Port intends on issuing one (1) project-specific contract as a result of this Solicitation. The initial period of performance of any contract resulting from this Solicitation is expected to be four (4) years Question Deadline 06/09/2025 at 3:00 PM PT All questions must be submitted in writing through the PORTs VendorConnect website, in order to allow adequate time for preparation of a response. Questions are to be posted on the Questions tab of the solicitation on VendorConnect. Questions received after this deadline may not be considered. Aspirational Goal for this procurement: 11% The TASCR project will demo a total of eighteen (18) tenant spaces upon lease expiration from 2026 to 2028, and if warranted, update critical base building infrastructure to current Port standards and applicable building codes. Upon completion, the Port will provide the tenant with a cold shell for their buildout. Currently, the Port anticipates most of the scope within the eighteen (18) spaces to be design for demolition only; however, potential upgrade/improvement design may be required and will be evaluated as each space is demolished and true as-is conditions are revealed to better inform any necessary repairs/modifications. Project scope separated into two distinct categories: known demolition and potential upgrade/improvement. a. Known demolition design scope includes, but is not limited to, the removal of storefront finishes, signage, interior drywall and ceiling to expose metal studs, demolition of floor sinks and drains back to the source, and the removal of food service equipment and hood systems. All eighteen (18) spaces will undergo full interior demolition. b. Potential upgrade/improvement design scope includes, but is not limited to, the evaluation and/or upgrades to fire suppression systems, Tenant Demarcation Unit for tenant's digital and analog communications systems, and grease waste piping. Reference Attachment A-1 TASCR Work Definition Document for additional details specific to each tenant space. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
