Site work and new construction of a medical facility in Fort Totten, North Dakota. Completed plans call for the construction of a medical facility; and for site work for a medical facility.
The Spirit Lake Tribe (Tribe) of Fort Totten, North Dakota is seeking proposals from firms qualified and interested in providing Construction Manager/General Contractor (Contractor) construction servicesfor the Tribe's Health Center and Repository buildings(hereafter referred to collectively asthe Project). The selected Contractor will join the Tribe, Baker Tilly Advisory Group, LP, and Damberg Scott Gerzina Wagner Architects, Inc. (Design Team) in June 2025. The selected Contractor will provide for the professional oversight and delivery of all aspects of the construction services required to complete the Project successfully, on time and within the Project's budget. The selected Contractor is expected to perform pre-construction, construction-phase, and project closeout services, in accordance with the terms and conditions of the Contract, for the Cost of the Work Plus a Fee with a Guaranteed Maximum Price (GMP) within the Project's agreed-upon schedule. The Project consists of two buildings (the Components): First, the construction of a new 55,000- 65,000 square foot Health Center to improve health outcomes for American Indians and others in the Spirit Lake Tribe's service area; and second, the construction of a new 3,200 square foot Repository Building to store records of the Spirit Lake Tribe. The total Project budgets, including hard construction and soft costs, are $45,000,000 for the Health Center and $1,500,000 for the Repository Building. A pre-construction phase will occur during Spring and Summer of 2025. The construction phase will commence in the Fall of 2025 for the Repository Building and Spring of 2026 for the Health Center. The Health Center will potentially include steel structural frame, insulated concrete forms, and/or precast tilt-up construction, concrete, masonry, structural steel, rough and finish carpentry, mechanical and electrical systems, utilities, geothermal and solar systems, site work, and landscaping. The Health Center will include space for administration, business office, behavioral health, dental, primary care, eye care, laboratory, pharmacy, imaging, facility management, health education, public health nursing and nutrition, support services, and other miscellaneous spaces to support the operations of the Health Center. The Repository Building will potentially include a pre-engineered metal building, SIP's and/or stick framing with continuous insulation, concrete, rough and finish carpentry, mechanical and electrical systems, utilities, site work, and landscaping. The main room of the Repository Building will be an archive room for historical data, including books, papers, painting, film, photographs, data services, and microfilm regarding the Spirit Lake Tribe. In addition to the main archival room, the Repository Building will include six (6) offices, an administrative assistance and waiting area, a coffee/lunch break area, a conference room, bathrooms, and a mechanical or maintenance room.
