Renovation of a residential development in Foxborough, Massachusetts. Completed plans call for the renovation of a 5,876-square-foot residential development.
Project 76 Main Street Basement Floor Sealing Question Deadline 06/20/2025 at 5:00 PM ET Questions regarding this Request for Quotes shall be submitted in writing to Brandon Roberts, Assistant Finance Director, at broberts@foxboroughma.gov Contractor Qualification Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. Work related to this Project shall include the installation of an Ardex moisture vapor control system, or Equivalent moisture vapor control system, by an Ardex choice contractor or level master elite contractor, or contractor qualified to install an equivalent system, where such system shall be inclusive of moisture mitigation, skim coating, and other system needs. This system shall be installed and applied to approximately 5,876 square feet of the Community Center's basement flooring. All measurements must be verified in the field for accuracy. Measurements shall be the responsibility of the selected Contractor. The Contractor shall perform the following tasks, including but not limited to those listed below, to meet the moisture mitigation and skim coating system's manufacturer's installation requirements. o Substrate Preparation o Mechanically remove all loose or weak concrete, dirt, debris, adhesives and any contaminants that could act as a bond breaker via shot blasting or similar. Do not use chemicals to prepare the substrate, including acid etching, sweeping compounds, solvents or adhesive removers. o The concrete surface must be prepared to a minimum International Concrete Repair Institute (ICRI) surface profile of 3 (Concrete Surface Profile [CSP] #3). Any additional preparation needed to achieve this must likewise be mechanical. o Thoroughly deep vacuum to remove all loose material. The resulting concrete surface must be deemed clean, sound, and solid prior to proceeding with the installation. o All work must follow moisture barrier manufacturer preparation specifications and instructions. o Crack and Joint Treatment Prior To Underlayment o All expansion joints, isolation joints and all other moving joints and moving cracks must be honored up through the use of Ardex Ardifix, or an equivalent treatment, and the finish flooring by installing a fully flexible compound designed for this use. o Treat dormant cracks and dormant control joints greater than 1/32 inches wide with Ardex Ardifix, or an equivalent treatment, as follows: Ensure dormant control joints and dormant cracks are clean, to include the complete, mechanical removal of all loose or weak concrete or debris. Fill dormant control joints and dormant cracks in accordance with the technical data sheet and immediately broadcast fine sand to refusal to create a bonding surface. It's recommended to wear an N-95 dust mask when broadcasting sand. Allow 45 minutes to cure prior to vacuuming all excess sand and proceeding with the installation. Use a heavy-duty, bucket-style vacuum and HEPA dust extraction vacuum system. o Moisture Control o Install the Ardex MC Rapid, or equivalent moisture control barrier, at a minimum thickness of 10 millimeters in strict accordance with the technical data sheet. o Allow it to cure 4-6 hours (70F / 21C), and then prime with Ardex P 82, or equivalent moisture control primer, in accordance with the technical data sheet. o Allow it to dry thoroughly (minimum 3 hours, maximum 24 hours) prior to proceeding with the underlayment installation. Self-Leveling Installation o Install Ardex V 1200, or equivalent, self-leveling underlayment in accordance with the technical data sheet. It shall be installed at a minimum thickness of 1/4 inches up to 2 inches neat. o The cure time required prior to installing finish flooring will vary with the thickness of the installation and the type of flooring being installed (70F / 21C): Non-porous-backed carpet, sheet vinyl, vinyl tile, vinyl plank, rubber, linoleum: o Installation thicknesses up to 3/8 inches: 24 hours o All work completed shall result in a floor ready to receive a resilient flooring cover.
