Renovation of a residential development in Haverhill, Massachusetts. Completed plans call for the renovation of a residential development.

Structural Investigation and Repair at Washington Square 667-4 Elderly Housing Questions regarding the website or project distribution should be directed to online at 978-499-9014. Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. The Project consists of: Basement and first floor structural repairs at Bays 1 thru 4 including all related temporary shoring, demolition, concrete, and carpentry work as indicated in the Drawings and Project Manual. The work is estimated to cost $ 406,000.00. The participation goalsfor this projectshall be 15.3% for minorities and 6.9% for women. A. The work under the Contract consists of: 1. The Washington Square Elderly Development (667-4) consists of 72 one-bedroom units located in one, four-story building with a flat membrane roof. The original commercial building was built in the 1880's and an L-shaped brick building was added in the 1980's. The building is served by two (2) elevators located in the entry lobby between the 1880 structure and 1980 addition. The building consists of a four-story structure constructed of brick exterior bearing walls and wood framed floors founded on a mortared fieldstone foundation. Commercial space occupies the first floor (street) level with residential units above. In 1980 it appears a two-story section (basement and first floor areas) were removed, and a new rear foundation and first floor exterior wall were constructed. The basement foundation wall is indicated on the plans as concrete (verified on site) and a concrete masonry unit (CMU) exterior wall with a brick veneer. This wall was observed in the courtyard area. 2. The project consists of Structural Repairs at the Washington Square Elderly Housing Development, throughout the Basement of Bays 1 thru 4 and First Floor Reinforcing at Bay 4, as shown on the drawings, including but not limited to the following: Bay 1: a. Replacement of deteriorated wood beam including replacement of timber posts with new steel columns. Removal of existing concrete beam to top of existing slab - patch to match existing adjacent floor surface. b. Installation of new steel columns & concrete footings. c. Replacement of existing cracked wood beam with new LVL's. d. Sistering of existing joist with new LVL below front entry. e. Connection reinforcement at existing beams. f. Re-build existing stairway wall (load-bearing) and filling all missing nails in existing joist hangers. g. New header support at stairway masonry opening including stud wall infill, plywood & insulation. h. Miscellaneous shimming between existing joists and steel beams & provide new joist hangers at all flush framed locations. i. Rebuild brick at masonry bearing wall at Line 10 between Bays 1 & 2. Bay 2: a. Replacement of existing wood beam between Lines 9 & 10 including replacement of two (2) timber posts with new steel columns and three (3) new steel columns & concrete footings. Cut one (1) existing column as required for new beam height. b. Sister existing cracked joists at rear of Bay 2 with new LVL same depth as existing. c. Fill existing masonry around beam where shown. d. Rebuild brick at masonry bearing wall at Line 9 between Bays 2 & 3. e. Screw existing top plate to wood beam at existing column where shown. f. Re-build existing stairway wall (load-bearing) and filling all missing nails in existing joist hangers. Bay 3: a. Replacement of existing dropped wood beam with new LVL dropped beam including two (2) new steel columns & concrete footings. b. Installation of new LVL dropped beam below recessed front entry above, including two (2) new steel columns & concrete footings. Cut back/relocate two (2) existing sprinkler heads as required. c. Installation of two (2) new steel columns & concrete footings at existing main wood beam. d. Installation of new steel channel to existing timber beam to support sagging floor beam. Cope bottom of new steel channel to bear on existing bearing plate. Cut opening in existing wall as required for new steel channel installation. e. Sister existing deteriorated wood beam with new LVL's. f. Fill in masonry openings at Line 8 where shown on the plan. g. Re-build existing stairway wall (load-bearing) and filling all missing nails in existing joist hangers. Bay 4: a. Demolish existing first floor Women's & Men's Toilet Room & Hall, including walls, ceiling, gypsum board, wall base, plumbing fixtures, abandoned HVAC Unit, finish flooring & subfloor down to existing floor joists. b. Remove & dispose of existing counter adjacent to recessed front entry. c. Remove & dispose of all remaining existing resilient flooring & subfloor down to existing floor joists as required for the structural reinforcing work. Note well: the existing subfloor consists of multiple layers, approx 3-4 inches thick. d. Remove & dispose of existing wall finish to approximately 24" above the floor along line 7 as required for access/structural repair work. e. Replacement of existing wood beam with new LVL dropped beam including three (3) new steel columns & concrete footings. f. Sister existing wood beam with two (2) new LVL's. g. Re-build existing corridor & stairway walls (load-bearing) and filling all missing nails in existing joist hangers. h. Miscellaneous shimming between existing joists and steel beams. i. Replace existing timber shims with steel at existing steel column, welded to beam & column top plate. j. Installation of new LVL headers at existing door openings k. Sister all existing floor joists with new LVL's including new LVL joists between existing joists as shown on the Structural Drawings. Refer to structural details for support at existing masonry walls. l. Installation of new 3/4" APA Rated Sheathing or Sturdi-Floor throughout entire Bay 4. 3. Provide new joists hangers at all flush framed locations throughout Bays 1 thru 4. 4. Disposal of all items above at a legal off-site dump in accordance with all laws, ordinances, rules and regulations pertaining to the disposal of materials from the job site. 5. The restoration of any items damaged or destroyed by encroaching upon areas outside of the project site. 6. Providing and restoring, where appropriate, all temporary facilities. 7. All work either shown on the drawings or included in the specifications unless specifically indicated as not to be done. 8. Work outside the project site as called for in the contract documents and as required for the performance of the work. Completion- 90 consecutive calendar days. Question Deadline 06/19/2025 Bidders requiring clarification or interpretation of the Contract Documents shall make a written request to the Architect. The Architect will answersuch requests if received seven (7) calendar days before the date for receipt of the bids.
