Storage Facility 2.1. General Specifications: o Structure shall meet the design and manufacturing criteria, listed below. o To ensure the facility can be easily modified by the owner in the future (eg. adding insulation, windows, utilities, fan vents, etc.) the design should consider incorporating the following: o Modular Construction o Use modular wall panels that can be removed or replaced without affecting the structural integrity. o Design framing to accommodate future cutouts for windows or vents. o Accessible Infrastructure o Include accessible chases or conduits for electrical, plumbing, gas, and HVAC systems. o Leave blank junction boxes or capped stubs for future utility connections. o Structural Considerations o Ensure the structure can support additional loads from insulation or equipment o Use standard framing dimensions to simplify retrofitting. o Pre-marked Installation Zones o Mark potential locations for future installations (e.g., fan vents, windows) on construction drawings and possibly on-site. o Flexible Insulation Options o Design walls and ceilings with cavities or mounting points for future insulation. o Use non-permanent interior finishes (like removable panels) to allow easy access. o Documentation and Owner Guidance o Provide the owner with as-built drawings and a modification guide. o Include notes on load-bearing walls, utility paths, and recommended installation methods. o The project must be a turnkey delivery, with all engineering design, permitting, delivery, construction, erection, materials, commissioning, and warranties included in the proposed fees. o The Contractor will provide onsite temporary toilet facilities and be responsible for maintaining site tidiness and clean up of any waste materials. 2.2. Design and Manufacturing Criteria: o Pre-engineered design o Rigid Frame o All Steel Construction o Interior Dimensions: o Width = 40ft o Length = 50ft o Height = 16ft 2.3. Features: o One (1) 14ft x 14ft Garage Door Opening (Left End Wall) o One (1) 8ft x 8ft Garage Door Opening (Left End Wall) o Two (2) Man Door Openings (Left End Wall + Right End Wall) o Polyurethane insulated steel doors, with interior panic bars, low threshold, and be 36" wide. 2.4. Delivery: o The Contractor is responsible for the safe delivery, offloading and proper storage of materials. The Town shall be notified prior to the delivery of materials and shall be present during offloading and handling of materials. o Shipping address is: 6315 14th Line, Alliston, ON.
