Site work for a mixed-use development in Conroe, Texas. Completed plans call for site work for a water / sewer project; and municipal facility.

This drainage swale was originally established when the G&A building was constructed to drain rainfall from the site. Over time, the flow diverted around the riprap basin and created significant erosion which undermined multiple fence posts near the SJRA property line; see Figure 2 below. The Project consists of site grading and backfilling to repair erosion, realigning the existing drainage swale, partial removal of existing chain link fence and replacement following construction, removal of the existing and installation of new riprap above geotextiles, and installation of multiple small swales to divert flow around existing structures. During construction, temporary fencing will be installed in place of the fence removed to ensure site security. Generally, the Project includes, but is not limited to, the following base proposal items: Partial removal of the property fence. Installation of temporary fencing during construction. Installation of the new permanent fence. Installation and maintenance of temporary storm water pollution prevention and any necessary tree protection. Removal of the riprap on site. Site grading and backfill. Installation of geotextile fabric. Installation of broken concrete riprap, 18" depth. Hydro-Mulching and sodding. Anticipated Construction Start: September 2025 Question Deadline 06/27/2025 at 11:00 AM CT All questions and inquiries about this Solicitation shall be submitted electronically. Addendum Deadline: 11:00 AM CST July 1, 2025 The Work will be Substantially Completed within 90 calendar days after the date of Notice to Proceed and Contractor shall achieve Final Completion within 30 calendar days of the date required for Substantial Completion. The Owner requires a person who submits a Proposal to submit a certified or cashier's check on a responsible bank in the state equal to five percent (5%) of the total amount of the Proposal, or a bid bond equal to five percent (5%) of the total amount of the Proposal issued by a surety legally authorized to do business in this state, as a good faith deposit to ensure execution of the Contract. For a Contract for more than $250,000, the Owner must accept a bid bond in the amount required by the Owner as a Proposal deposit. If the successful Respondent fails or refuses to enter into a proper Contract with the Owner, or fails or refuses to furnish the payment and performance bonds required by law, the Respondent forfeits the deposit. Contractor and its Surety shall be liable for liquidated damages as provided in the Contract for the failure of the Contractor to timely complete the Work within the Contract Time Requirements. Owner stipulates that as liquidated damages for delay (but not as a penalty) and, as a reasonable estimate of such damages, Contractor shall pay: Failure to Meet Substantial Completion: $150.00/day Failure to Meet Final Completion: $150.00/day Owner reserves the right to reject any and all Proposals, to waive any and all formalities and irregularities and to negotiate Contract terms with the successful Respondent, and the right to disregard all non-conforming, non-responsive, unbalanced or conditional Proposals. Also, Owner reserves the right to reject the Proposal of any Respondent if Owner believes that it would not be in the best interest of the Owner to make an award to that Respondent, whether because the Proposal is not responsive, or the Respondent is unqualified or of doubtful financial ability or fails to meet any other pertinent standard or criteria established by Owner.
