Bexar County Courthouse Boiler Replacements Ifdelivering a hard copy bid, vendor must notify Jose Chavarria via email (Jose.Chavarria@bexar.org) 24 hours in advance to make arrangements for receiving the bid. All questions submitted via the supplier portal no later than July 3, 2025 by 2:00 p.m. (CST) Bidders should use lump sum pricing. County payment methods are check or ACH. Payment and performance bonds is required. Bexar County Facilities Management (BCFM) is soliciting bids from qualified contractors to furnish, replace, and install two (2) new high-efficiency gas-fired condensing hot water boilers in the basement of the Bexar County Courthouse. The project includes the complete removal and demolition of the existing gas boilers, an air dirt separator, and two (2) boiler pumps, along with all associated piping, controls, and utilities. The new boilers must be installed to match existing performance specifications and must be piped, valved, and controlled in accordance with the specified sequence of operations. The contractor will be responsible for all necessary work across multiple trades, including selective demolition, mechanical, plumbing, and electrical systems. Final utility connections must be made, and all equipment tested to ensure full operational readiness prior to turnover to Bexar County. The scope also includes the reinstallation and commissioning of the new boiler systems. Contractors must have a minimum of 5 years of experience in similar projects. The work to be performed includes, but is not limited to, the following: _ Demolition and removal of two (2) existing boilers and two (2) existing boiler pumps. _ Demolition and removal of the existing air dirt separator. _ Demolition of existing Heating Hot Water (HHW) piping as required for the new installation. _ Furnishing and installation of two (2) new condensing boilers. _ Furnishing and installation of two (2) new boiler pumps. _ Furnishing and installation of a new Air Dirt Separator. _ Re-piping of HHW systems to integrate new boilers, boiler pumps, and air dirt separator. _ Removal and disposal of all demolished equipment and materials. _ Making all final utility connections. _ Testing of all new equipment and systems to ensure proper operation. _ Refer to the Attachments for additional scope and information. The existing boilers are: Boiler #1: Gas fired water boiler (natural gas) Current model: Kewanee Boiler Corporation Catalog L3W80-G; Order #421662 Serial No.: 0-4035 Max Input: 2,678 MBh Max Firing Rate: 3,348 MBh Boiler #2: Gas fired water boiler (natural gas) Current model: Kewanee Boiler Corporation Catalog L3W80-G; Order #421662 Serial No.: 0-4036 Max Input: 2,678 MBh Max Firing Rate: 3,348 MBh Acceptable manufacturers for condensing boilers include AERCO, Bosch Superior, Simon, or approved equivalents from reputable brands offering similar performance and quality. Proposed substitutions must be submitted before the question due date. The contractor must provide the manufacturer's standard warranty for boilers. A. Location The property is located: 100 Dolorosa, San Antonio Texas, 78205 B. Partial Occupancy The facility is in operation Monday through Friday from 8am to 5 pm. The County intends to occupy portions of the existing building during the entire construction period. The County has daily use of the building for normal Conty business activities. Schedule the work to accommodate County occupancy and cooperate with County to minimize conflict and to facilitate County's operations. C. Work Hours Work hours must correlate with County working hours (8:00 a.m. to 5:00 p.m. CT). After-hours work must be coordinated with BCFM 72 hours prior to commencement of work. There is a guard service cost to the contractor associated with after-hours work as determined by Bexar County Sheriff's Office (BCSO). Construction hours will be arranged with the BCFM. Contractors and their subcontractors are asked to cooperate with County to minimize conflict and to facilitate County's operations and schedule the work to accommodate County's occupancy and other activities on the property.
