The work to be done consists of furnishing all labor, materials, equipment, supervision of your work and insurances, and performing all work in strict accordance with the Contract Bid Documents for the Air Traffic Control Tower Repair at Barksdale AFB. The work in this project includes the following trades: Demolition, Wood, Plastics, and Composites, Architectural Woodwork, Thermal and Moisture Protection, Damp-proofing and Waterproofing, Thermal Protection, Roofing and Siding Panels, Flashing and Sheet Metal, Roof and Wall Specialties and Accessories, Fire and Smoke Protection, Windows - Insulating Windows, Roof Windows and Skylights, Plaster and Gypsum Board, Ceilings, Flooring, Wall Finishes - Pressure Washing, Repair EIFS, Painting and Coating, Specialties, Exterior Specialties-Handrails (Stainless Steel Cabling), Miscellaneous Specialties, Casework, Special Structures Base Bid: Remove and replace existing built-up roof, glass and roller shades replacement at tower cab, repair to EIFS at catwalk and recoat catwalk walking surface. Bid Option 1: Interior repairs of level 11, 12 and between 11 & 12. Bid Option 2: wash tower and repair damaged areas only, caulk as needed, joints and transitions and resurface / skim coat entire tower exterior Bid Option 3: Repair joints in surrounding sidewalks around tower, exterior door repairs and repainting, joint repair / replacement in masonry at base level of tower Wage Rate Requirements Period of Performance: 100 - 190 Calendar Days Magnitude of Project: Between $1,000,000 and $5,000,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. This Statement of Work (SOW) is for the Demo and replacement of approximately 430 sq.ft, of roofing material, approx. 130 above grade. Removal and replacement of approximately 18 windows. Contractor should assume to repair or replace 10% of total roof decking; minor leaks exist and the roof deck is metal, but no holes or rust should be present before installing the new roof materials. Removal and infilling of approximately 18 upper windows, to be covered with metal roofing materials, per plans and specs. Replacement of catwalk handrail, and exterior facade repairs, per plans and specs. Bid Opt 1 Interior repairs, remove and replace flooring, resurface all woodwork cabinets, removal and replacement of ceiling grid systems and tiles, and all other items in plans and specs. Bid Opt 2 Pressure wash and repair, per plans and specs, level 2 to Catwalk, all sides. Bid Opt 3 Exterior pressure wash and repair from level 2 to ground floor, including caulking and painting. Renovations to the Air Traffic Control tower on include both interior and exterior improvements and will be priced by Base Bid and three Bid Options as described and illustrated in the Construction Documents. The Base Bid work included s a new roof, replacement of the Cab windows, EIFS repairs around the Cab level of the tower, and replacing the handrail at the Catwalk level. Subsquent Bid Options include cleaning and repairing all EIFS on the tower,masonry joint replacement, and interior finish upgrades in the Cab which would ential painting, new carpet, new ceiling tiles, new stair treads, and re-skinnig all millwork with a new film designed to cover existing plastic laminate.
