Reference Attached Statement of Work (Sow) for Project Details. This is a Total Small Business for Naics 238160, Roofing Contractors With a Small Business Size Standard of 19m. Iaw Far 36.204(B) the Magnitude of This Project is Between 100k and 250k. A Bid Bond Must Be Submitted With the Quote, or the Quote Will Be Rejected. A Will Be Held on 01 July 2025 at 10:00 Am. Reference *instructions to Offerors* for Details on the and *evaluation* for the Quote Evaluation Process. The contractor shall begin within 14 calendar days and complete it within 30 calendar days EXISTING ROOF SYSTEM REMOVAL: Remove and dispose of the existing roof membrane and insulation down to the metal deck and replace it with an entirely new roof system. No material reuse is allowed. Contractor is to provide their own dumpster. Dumpster disposal locations and movement must be pre-coordinated with COR. Per 29 CFR 1926.852(a), no material shall be dropped to any point lying outside the exterior walls of the structure unless the area is effectively protected (For example: metal or ski fence). NEW ROOF: New roof system is to consist of the following materials: new 87 mil vapor barrier, new tapered polyisocyanurate insulation (R30 rating), wood blocking as required, and new non-reinforced 90 mil ethylene polypropylene diene monomer (EPDM) membrane as specified below. All lap seams shall be fabricated with 6 in. (150 mm) seam tape and stripped-in with self-adhering, semi-cured EPDM cover strips. 1.3.1 DECK PREPARATION: Upon removal of the roof system, inspect the deck for areas that may need repair. All joints shall be caulked or grouted. Repair any gaps, cracks, or holes observed. 1.3.2 CONTRACT OFFICER REPRESENTATIVE (COR) NOTIFICATION: Notify COR upon removal of the existing roof. Inspection of the deck is to occur by the COR, and technical CE representative, prior to the start of the new installation. COR or other CE appointed technical representative to be notified for the opportunity to inspect at each layer. 1.3.3 INSULATION: Install two layers of polyisocyanurate tapered insulation (R-30 insulating value is required) in low-rise foam insulation adhesive. Build up the perimeter with tapered insulation to help move water toward drains. 1.3.3.1 A tapered insulation plan is provided below. Arrows point in the direction of the flow. The area around the HVAC unit and ductwork will still need to be sloped to avoid trapping water. The slope shall be 2%. OPTION 1 BID SCOPE - ROOF 26, SECTION A GUARDRAILS 2.1 Contractor shall purchase and install guardrails along the eastern edge of the roof section. 2.2 Approximately ninety-four (94) feet of guardrails shall be protected. 2.3 Guardrails connection to the roof shall be weather-tight. Vent-pipe flashing boot or equivalent weatherproofing shall be installed at the EPDM penetrations. 2.4 Leave approximately ten (10) feet of opening for material deliveries at a pre-approved location. Install removable cables to protect the area following OSHA requirements. 2.5 Guardrails shall be OSHA compliant. OPTION 2 BID SCOPE - ROOF 26, SECTION B 3.1 Contractor shall measure the surface and procure and install a waterproof roof coating. 3.2 Contractor shall clean and prepare the area prior to the coating installation per manufacturer's instructions. 3.3 Contractor shall follow the temperature and humidity requirements for the coating. 3.4 The coating shall have a 20-year warranty. 3.5 No water-based coatings are allowed. Water is ponding on the roof. 3.6 No Vinyl, Hypalon, Neoprene, or Butyl coatings are allowed. 3.7 If silicone or polyurethane elastomers are used, add granules to the coating to provide traction. 3.8 Provide a submittal with the proposal or submit an RFI before the proposals are due to obtain a confirmation for the proposed material. OPTION 3 BID SCOPE - ROOF 30 4.1 Contractor shall remove the existing coating. 4.2 Contractor shall clean and prepare the area prior to the coating installation per manufacturer's instructions. 4.3 Contractor shall follow the temperature and humidity requirements for the coating. 4.4 Contractor shall measure the surface and procure and install a waterproof roof coating. 4.5 The coating shall have a 20-year warranty. 4.6 No Vinyl, Hypalon, Neoprene, or Butyl coatings are allowed. 4.7 If silicone or polyurethane elastomers are used, add granules to the coating to provide traction. 4.8 Provide a submittal with the proposal or submit an RFI before the proposals are due to obtain a confirmation for the proposed material.
