The Work of Project is defined by the Contract Documents and consists of the following: Base Bid: Outline of the project includes but is not limited to: Structural Steel Angle Replacement Replace all severely corroded brick veneer support angles from floor line 7 through the Mechanical Penthouse to restore structural stability and prevent potential facade collapse. Lancaster City Housing Authority - Church Street Towers - Exterior Rehabilitation June 2025 Lancaster, PA Architect's Project No: 2504 SUMMARY 011000 - 2 Through-Wall Flashing System Installation At all levels including the Mechanical Penthouse: o Remove compromised membrane flashings. o Dampproof concrete backup walls. o Clean and coat retained steel angles with corrosion-resistant paint. o Install new through-wall flashing assemblies with termination bars, sealant, drip edges, end dams, and baffled weeps. Include soft sealant joints below angles for movement tolerance. Parapet Reconstruction Remove all existing parapet masonry, including several layers of brick. Install new higher, masonry parapet to provide increased fall protection, topped with metal coping to improve water management. Roof Replacement Remove and replace the entire low-sloped EPDM membrane roofing system to resolve active water intrusion and prevent further deterioration. Window and Stucco Replacement (Levels 2-9) Remove existing window units and adjacent stucco assemblies. Waterproof the concrete substrates, install new perimeter membrane flashings at rough openings, and install new window and metal panel systems at slab edges. Masonry Repointing Repoint all failed or heavily deteriorated brick mortar joints from floor line 7 and above to reestablish weather resistance and structural cohesion. Cracked Masonry Repair Perform targeted brick repair at an estimated 50 square feet of cracked masonry to maintain envelope performance and appearance. Brick Re-anchoring Where ties are corroded or missing, re-anchor brick veneer to the structural backup using helical ties from floor line 7 and above, restoring necessary lateral support. Miscellaneous touch ups such as paints, coatings, soffit panels Windows, metal panel and waterproofing will need to be tested in mockup
