Trade Contractor Prequalification for the Beverly Library HVAC Upgrades project. Estimated value for each trade scope is as follows: Roofing - $30,000 HVAC - $375,000 Electrical - $77,000 Trade contractors will be assigned to the Construction Manager at Risk Consigli Construction Co., Inc. Sub Bid Category Roofing, HVAC & Electrical Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. The City of Beverly is replacing and/or repairing a substantial amount of the existing building's central airside heating and cooling systems. The project HVAC scope includes removing the two existing rooftop unit (RTU) and four air handling unit (AHU) direct expansion cooling coils and condensing units and retrofitting the RTU & AHU's with new air source heat pumps. The scope includes new structural sleepers for the heat pumps, new DX coils retrofitted into the existing RTU/AHU casing and all associated VRF piping, controls, and appurtenances. The air source heat pumps will provide primary heating and cooling to improve building temperature control and partially electrify the building. The electrical scope related to the heat pump installation includes three new branch panelboards and new breakers at the main switchboard. The scope includes one new feeder from the existing switchboard, as two of the new panelboards will reuse existing feeders. The electrical scope will also include new branch circuitry, breakers, and control wiring to each new heat pump system and new disconnects mounted at each heat pump. The project scope includes envelope improvements and minor HVAC repair scope to address long term maintenance issues in the building. The original project scope was to include total replacement of all HVAC components to utilize energy efficient, electrical source heat pumps and geothermal system replacing fossil fuel boiler systems. The original project was estimated to cost approximately $14M, which City funding was eventually not approved by the City Council. As such, the scope was significantly reduced as available grants, incentives, and other funding sources were no longer available due to the elimination of the geothermal system and other energy efficient systems. The project continues as a Chapter 149A procurement due to the extensive involvement and knowledge of the design and CM team with the existing systems and field conditions. The project anticipates one early procurement package of equipment to improve the start date for construction this coming fall.
