This project involves the selective demolition of an existing two-story, with a basement brick masonry bearing building, approximately 8,000sf, originally constructed in 1928 as a US post office. The 1st floor construction is a reinforced concrete system, while the 2nd floor construction issteel framed with wood sub-framing system using concrete floorsystem at tile floor areas(referto existing structural drawings). The basement level foundation walls are constructed of concrete. The original building has been repurposed multiple times, and two building additions to the original structure are currently being used as a fire station. Demolition Objective: Subsequent to the most recent assessment report, significant water damage from roof leaks has occurred resulting in accelerated degradation of the interior finishes. This project involves the meticulous, selective interior demolition of all non-load bearing walls, finishes, ceilings, and equipment, while protecting the building envelope and structure. All demolition activities are an integral part of a concurrent comprehensive hazardous material remediation project, specifically addressing identified asbestos-containing materials (ACM), lead-containing materials (LCM), and mold. The primary purpose of the demolition is to prepare the interior for a complete renovation while stabilizing the existing building envelope and preserving the existing building structure for re-use 1. Hazardous Material & Mold Remediation (Integrated Demolition): o All demolition shall be executed under strict regulatory guidelines for the abatement, removal, and disposal of identified ACM, LCM, and mold. This includes appropriate containment, ventilation, negative air, specialized cleaning, and adherence to all federal, state, and local regulations (e.g., OSHA, EPA). o Personnel will be appropriately trained, certified, and equipped with necessary PPE. o Air monitoring and clearance testing will be conducted as required to ensure complete and safe remediation. 2. Selective Interior Demolition: o Action Plan: Demolition Contractor is responsible for reviewing the Interior conditions and developing an actionable plan for review and approval with owner and owner's design professional. At such time, selection of protected or to remain, non-load bearing elements, fixtures, finishes, equipment are to be located / indicated. o Non-Load Bearing Elements: Systematic removal of all interior non-load bearing walls, partitions, and related framing. o Finishes & Ceilings: Complete removal of all interior finish materials, including flooring, wall coverings, and ceiling systems (e.g., suspended grids, acoustic panels, plaster, gypsum board). o Furniture, Fixtures & Equipment: Disconnection and removal of all non-fixed equipment, built-in cabinetry, redundant MEP components (lighting, plumbing fixtures, HVAC diffusers, associated ductwork), and other elements not designated for retention.
