Renovation of an educational facility in Broomall, Pennsylvania. Working plans call for the renovation of a 135,989-square-foot, two-story above grade educational facility.

*As of September 17, 2025 this project has been put on-hold and no plan for rebidding at this time* BOILER ROOM RENOVATIONS AT PAXON HOLLOW MIDDLE SCHOOL 815 Paxon Hollow Road, Broomall, PA 19008 FOR THE MARPLE NEWTOWN SCHOOL DISTRICT For the following prime contracts: General Construction Heating, Ventilation and Air Conditioning Construction Plumbing Construction, Electrical Construction. The proposals will be publicly open at the time, date herein above listed. Each bidder shall assume sole responsibility with respect to delivery of his bids. Each bid shall be submitted on the Form of Proposal furnished in the Specifications and must be accompanied with a bank cashier or Treasurer's check, or bid bond, for not less than ten percent (10%) of the total amount of the proposal, payable to the Marple Newtown School District and the Non-Collusion Affidavit furnished in the specifications. Each bidder shall be prepared to submit following his bid, evidence of his experience qualifications and financial ability to carry out the terms of the contract. Prospective bidders shall be required to obtain Website access and shall be granted a unique user name and password for tracking once the registration form is complete and payment is received. It is the responsibility of each bidder to check the Website frequently for additional posted information including Addenda. Construction Documents shall be available by appointment, for review, without charge, at Bonnett Medica Associates Inc, 1242 West Chester Pike, Upper Floor, Suite 11, West Chester, PA 19382. All Bids must be sealed and plainly marked on the lower left corner of the envelope, "SEALED BID BOILER ROOM RENOVATIONS AT PAXON HOLLOW MIDDLE SCHOOL". Bids must be submitted to the Administration Building, 40 Media Line Road, Newtown Square, PA 19073, to the attention of James Gallagher, Director of Operations, Marple Newtown School District. No bid may be withdrawn within a period of Sixty (60) days after the opening of the bids. Any bid not in accordance with these requirements may be rejected. The School District reserves the right to reject any or all bids or parts thereof. The successful bidder will be required to furnish and pay for satisfactory Performance Bond, Payment Bond and Maintenance Bond. Upon executing a written Agreement with the Owner, the Contractor certifies that all existing conditions have been evaluated, quantities of all materials and labor have been established and that the contract will be completed for the costs stated in writing on the form of proposal and in the written Agreement. Construction Phasing Summary and Phase Milestones: PHASE 1 - HVAC Contract (Chilled Water System) i. New building cooling system including cooling tower, all chilled water pumps, all condenser water pumps, insulation, piping, valves, heat exchangers, expansion tanks, controls, refrigerant monitoring system, ductwork, and fans, and accessories for the new chilled water system with connection to the existing chiller and the existing building piping system. ii. The chilled water glycol system to the RTUs shall be drain-down and flushing of the unit glycol piping with the use of water and air compressor to vacuum the entire system. The system shall be refilled with the specified glycol/water mixture. iii. The existing boilers and hot/heating water system shall remain operational and all controls shall remain operational and system shall not be drained-down except to provide piping bypass and changer over valves. iv. Remove the existing cooling tower and associated condenser water piping and valves. Coordinate the installation of the new cooling tower with the General Contractor after the new structural elements have been installed and the cooling tower support points have been confirmed. v. The new controls system for the cooling/chilled water system shall be connected to the upgraded existing control system using interface cards and devices as required for a fully integrated ATC system.HASE 1 - General Construction, Plumbing and Electrical Construction Contracts i. Phase 1 includes all plumbing work, all electrical work associated with cooling system HVAC scope of work and boiler room area wall and ceiling paint work. ii. Phase 1 includes General Construction work associated with new cooling tower - including structural steel work for new cooling tower. HVAC Contractor shall be responsible for providing support points for the new cooling tower in coordination with the General Contractor. iii. Phase 1 includes Electrical Construction work to replace Panel PP-1 and Panel BDP. This work shall be completed outside of school hours to maintain central plant operation when school is in session. PHASE 2 - HVAC Contract (Hot/Heating Water System) i. Contractor shall provide all demolition of the existing heating system and the installation of the new heating system including but not limited to the removal of the existing boilers and associated pumps, piping, controls, and breeching, and installation of all new boilers, concentric intake/exhaust pipe, piping, insulation, reconnection piping and by-pass piping and automatic change over valves, pumps, new dual temperature pumps, heat exchangers, expansion tanks, controls, valves, drain-down and refilling system with glycol/water mixture and water and all accessories as required and as shown on the contract documents. ii. The existing chiller, cooling tower, and chilled water system shall remain operational and all controls shall remain operational and system shall not be drained-down except to provide piping bypass and changer over valves. iii. The new controls system for the heating system shall be connected to the upgraded existing control system using interface cards and devices as required for a fully integrated ATC system. PHASE 2 - Electrical Construction Contract i. Phase 2 includes all electrical work associated with the heating system HVAC scope of work. ii. Phase 2 includes Electrical Construction work to replace the light fixtures and branch circuit wiring within the boiler roomPHASE 3 - HVAC Contract (Rooftop Equipment) i. The existing chilled water and hot/heating water piping to the RTUs being replaced shall be removed back to the piping mains and capped. system shall be demolished in its entirety including all existing chillers, piping, glycol fill tanks, pumps, controls, and accessories after the new chilled water system is connected and operational. ii. Disconnect and remove RTUs indicated to be replaced. Furnish and install new RTUs with new adapter curbs in place of the removed RTUs. Modify and extent ductwork as required to connect supply and return ductwork to new RTUs. iii. The dual temperature water glycol system to the fan coil and unit heaters shall be drain-down and flushing of the fan coil and unit glycol piping with the use of water and air compressor to vacuum the entire system. The system shall be refilled with water and chemical treatment required to operate the new system for the fan coil and unit with water. Also the spool piece and the valves connecting the system to the glycol chilled water system shall be closed and/or removed. iv. Replace all Bypass valves and change over valves and new system connection to existing system shall be completed including all piping, valves, drain down and refill as required to keep the existing chilled water system operational. v. Replace the dual temperature pumps and associated piping with reconnection the existing building piping system. iv. Note: the RTUs heating and cooling requires glycol year round and shall remain in operation during their respective cooling and heating seasons. The systems are equipped PHASE 3 – General Construction, Plumbing and Electrical Construction Contracts i. Phase 3 includes roofing work associated with replacing and/or repairing the membrane around the existing curbs and new curb adapters for the Rooftop Units being replaced. This roofing work shall be completed by Roofing Contractor under separate contract with Owner. ii. Phase 3 includes all interior ceiling removals and replacement, structural modifications and associated finish work by General Contractor associated with RTU’s scope of work. Phase 3 includes boiler room floor paint work. iii. Phase 3 includes Plumbing Construction work associated with the natural gas piping on the roof and to the new RTUs. Also, replacement of the domestic water heater and reconnection to the domestic water lines.iv. Phase 3 includes Electrical Construction work associated with power connections to the new RTUs, and the disconnecting and removal of the existing power to the RTUs being replaced. Phase 3 includes Electrical Construction work associated with removal and replacement of light fixtures and devices in ceilings affected by ceiling removal scope of work. h. All prime contractors shall be responsible for coordination between prime contractors, School District’s Roofing Contractor, and the School District in order to assure that all work is completed in accordance with the project schedule and the provisions of the Project Manual.
