Renovation of a detention facility in Youngstown, Ohio. Completed plans call for the renovation of a 818-square-foot, five-story above grade detention facility.

OSP - Switchgear & Elevator Replacement EDGE Participation Goal: 5.0% of contract Contract Estimated Cost General Trades $3,500,000.00 Alternate 1 $370,000.00 Base Contracts 1. Base Bid Contracts will be bid as follows: a. BASE BID: Elevator Upgrades at Elevators 2, 3, 4, 6, and 8; all work associated with Switchgear upgrades. b. Refer to the Alternates section of the Project Manual for a summary of bid alternates. D. Contract Execution Milestone Dates 1. All Base Bid and/or Combination Bid Contracts will be awarded at the same time. 2. Base Bids will be awarded to a single General Contractor. 3. All Contracts will commence immediately. Notice to Proceed is anticipated to occur on or before October 6, 2025. 4. Contract duration (from date of Notice to Proceed - to - Project Closeout) a. For Base Bid Work: approximately 382 consecutive calendar days. E. Shop drawings and Submittals Milestone Dates 1. Shop drawings and submittals for ALL Contracts must be submitted immediately. a. All shop drawings and submittals must be submitted not later than four weeks from the date of Notice to Proceed. b. Final Elevator and Switchgear Shop Drawing Revisions and Approval: Will be completed within six weeks from the date of Notice to Proceed. 2. All elevator fabrication (regardless of whether the Work will be phased) must take place immediatelyConstruction Milestone Dates: The following key milestone dates must be maintained with no exceptions: 1. On-Site Work: a. All work shall be completed no later than October 23, 2026. b. Interim Milestone completion dates are as follows: 1) Phase 1 (Elevators 2 and 5): July 3, 2026 2) Phase 2 (Elevators 3 and 6): August 28, 2026 3) Phase 3 (Elevators 4 and 8): October 23, 2026 4) Switchgear: July 3, 2026. 2. Elevator downtime shall be minimized at each location. An elevator shall not be taken out of service until all materials are in-hand to complete the full modernization. Once an elevator is taken out of service, construction shall proceed continuously WORK COVERED BY CONTRACT DOCUMENTS A. The Work of Project is defined by the Contract Documents and includes, but is not limited to, the following: 1. Modernization and replacement of critical components of the existing switchgear serving the facility, modernization of up to six elevators within the prison building, and other Work indicated in the Contract Documents. G. Provide all labor, engineering, tools, transportation, services, supervision, materials, and equipment necessary for and incidental to satisfactory completion of required work as indicated in Contract Documents. H. Provide all required staging, hoisting and movement of new equipment, reused equipment, or removal of existing equipment. I. Applicable conditions of Purchaser's General, Special, and Supplemental conditions. J. Scope of Contract includes, but is not limited to, the following: 1. Coordination, scheduling, and management of work of component suppliers and subcontractors. 2. Coordination, scheduling, and management of work of Elevator Contractor. Elevator Contractor shall modernize or furnish and install equipment as specified utilizing existing and/or modified hoistways and machine rooms. 3. Specific item of required work which cannot be determined to be included in another contract is thereby determined to be included in the General Contract. 4. Elevator Contractor to coordinate with electrical contractor to install all required wiring/cabling for a complete system. 5. General superintendent shall be required to attend all Construction Progress Meetings
