Questions deadline: 7/23/25 at 2:00 PM All communications with, or questions to, the District in any way concerning the Project, Contract Documents, or Bid, must be in writing and submitted via online portal Project Address: San Diego City College MaSS Building 1046 16th St, San Diego, CA 92101 VCT Building 1081 16th St, San Diego, CA 92101 The Work performed by the Contractor shall include, but is not limited to, all labor, materials, equipment, supervision, and services necessary to complete the new garage rollup gates at the San Diego Community College District, City Campus Garage #100 (VTC Bldg.) and #200 (MaSS Bldg). Work hours are 7am - 5pm Monday - Friday. 1. LOGISTICS a) The Contractor will furnish temporary restroom facilities with handwashes. Use of office restrooms is not permitted. One parking stall on the ground floor will be provided for the Contractors' use at Parking Garage #100 and #200. Contractor shall always lock restrooms and the parking space perimeter shall be delineated with safety cones and danger tape. b) Only one gate at each garage shall be under construction at a time. During a gate closure the contractor will provide wayfinding signage to the public indicating that the garage entry is closed with instructions to the public where to access the secondary entrance and what street that entrance is on. The Contractor will provide delineation within the parking garage to divert traffic to the alternate exit. See Exhibit for Sign Standards/Example. Minimum Size for the signs shall be 3'x 4' 4-Required one at each gate entry. c) If the garage gate is not replaced on the same day as demolition the Contractor shall furnish and install temporarily fence panels, lockage with a chain and padlock, to close off the garage opening after hours. Reroute/wayfinding signage shall be left in place after hours. d) All Contractor employees and tier-subcontractors shall submit to a security background check. Ref. Exhibit: STEAM program for bidders. The cost of the background checks will be paid by the District. 2. DEMOLITION a) The Contractor shall remove and dispose of all existing gates, gate tracks and motor systems not otherwise called for reuse in the new gate system. 3. INSTALLATION a) The Contractor shall replace the motor in the existing _ HP Liftmaster sliding gate controller, replace the sliding gate chain, and perform an adjustment and lubrication of the gate controller and the CLF Gate to ensure it is in good running condition. See exhibit photos of the gate and gate controller. This work will need to be completed, making the gate functional, in one workday. b) Allowance - The Contractor shall coordinate with the construction manager the sack and patch and painting of the concrete walls exposed to view after the installation of the new rollup gates. The cost of this work will be drawn from allowance. c) The Contractor shall perform all electrical and comm wiring work as needed to install the new gate controllers. 4. Commissioning & Warranty a) The Contractor shall demonstrate the operation of all (4) gate systems and provide in-service training to the District. At that time the Contractor will demonstrate the function of the newly serviced Liftmaster sliding gate controller. b) The Contractor shall warranty the work for a period of one year after the Notice of Completion has been filed with the County Recorder. c) The Contractor will submit all equipment warranties to the District to close the project. d) The Contractor will submit all installation and user manuals to the District to close the project.
