Township of Phillipsburg - Roof Repairs at 675 Corliss Avenue 4493 SUMMARY OF WORK A Project Description: Project name is Roof Repair at 675 Corliss Avenue for the Town of Phillipsburg, prepared by Di Cara | Rubino Architects. All RFIs are to be submitted no later than 1:00 pm on July 24, 2025 Work includes:1. Legal removal and repair of existing roofing, flashings, insulation and related materials as indicated on drawings.2 Localized deck reattachment/repair/replacement.3. Installation of miscellaneous flashings and accessories. Before preparing and submitting a bid it is mandatory that each bidder visit the site to determine the extent of roof replacement and associated work. The work includes the complete legal removal of all existing roofing material including built up roofing plies, ballast (gravel), gyp board, flashing and counter flashing, aluminium gravel stop and wood or fiber cants.2. Install a complete new built up modified hot applied rolled roofing system on rigid gyp Board, flashing and counter flashing, for a complete new watertight roof installation. Also included shall be the temporary support and re installation of existing roof equipment during installation of new curbs, and as required for the installation of the new roofing and system at the built up roofing roofs. 3.Protect all existing construction, such as roof vents, mechanical vents and curbs, rooftop units, adjacent roof areas, etc. Damage to existing construction or equipment shall be restored to the satisfaction of the Architect at no additional cost to the Owner. The Contractor shall be advised that the contract for this work shall be awarded by the Township of Phillipsburg as soon as possible after receipt of bids. If said bids are within budgeted amounts. the actual work by Contractors shall commence on 14 days after Notice to Proceed and all work shall be completed no later than 30 days after start of construction. The contractor shall pay the Owner the sum specified in the Instruction to Bidders as liquidated damages, not as a penalty, for each calendar day the project is delayed. Requests for such interpretations, to be given consideration, must be received, in writing by the Architect, no later than 4:30 P.M. ten (10) days prior to the date of the Bid Opening (holidays and weekends excepted)
