The work of this Contract generally comprises renovations to the 10th Floor of the Clinical Science Building. The scope includes architectural, mechanical, and electrical alterations to accommodate new research equipment. The scope includes architectural, mechanical, and electrical alterations to accommodate new research equipment. The hazardous material report is attached to the construction specification and it is the contractor's responsibility to remove hazardous material related to renovation. The work will take place in rooms 10-110A, 10-110B, 10-110B1, 10-110C, 10-110D, 10-110E, 10-110F, and 10-110G. The remaining areas on the floor will continue to operate as active laboratories and offices. The anticipated mobilization date for construction is December 1, 2025. The renovation area will remain an active laboratory during the summer of 2025 and cannot be shut down during that period. The contractor is expected to complete the renovation within a five-week window between December 1, 2025, and January 4, 2026. During this five week winter, the lab will be shut down for renovation and the rest of the floor will remain as active office. The installation of the CDP panel must be performed outside of regular working hours. All associated labour premiums must be included in the base price. Temporary power to feed existing systems is not required during the CDP replacement. However, the power shutdown should not exceed 12 hours.
