Phillips Hall - 1958 Central HVAC System Project Location: 120 E. Cameron Ave., Chapel Hill NC 27514 The scope of work will consist of all labor and materials for the demolition of existing HVAC systems throughout Phillips Hall 1958 wing and the installation of new HVAC systems on each floor throughout Phillips Hall 1958 wing, to include ductwork, mechanical equipment and controls. The project will include some lighting upgrades throughout the spaces, construction of new mechanical rooms on each floor, roof modifications including a new dormer and chimney, minor classroom modifications, and the replacement of an existing obsolete MCC with a new switchboard as indicated on the Contract Documents. BAS Controls: 1. Johnson Controls Inc. 2. Schneider Electric 3. Engineered Control Solutions Flooring for Room 265: 1. Kinetics Doc note- Complete plans and specifications for this project in electronic format can be obtained from Dewberry 2610 Wycliff Road, Suite 410 Raleigh, NC 27607-3060 during normal office hours after July 28, 2025. Email requests for the electronic documents may be sent to jelliott@dewberry.com Full printed copies may be obtained by those qualified as prime bidders, upon deposit of Two Hundred ($200) in cash or certified check with a minimum of 48 hoursí notice to jelliott@dewberry.com. The full plan deposit will be returned to those bidders provided all documents are returned in BOUND, good, usable condition within ten (10) days after the bid date. MBE (10%) A. Alternate #1A n Ground Floor HVAC Renovations: Add cost to replace the HVAC system on the Ground Floor, including AHU-1 and associated terminal units, duct, HVAC piping, controls and supporting general construction, plumbing and electrical work. This alternate does not include the Main Mechanical Room and duct and pipe main risers which remain in the base bid scope. Refer to the bid documents for further definition. B. Alternate #1B n Ground Floor Office Lighting Replacement: Add cost to replace the ground floor office area light fixtures instead of reinstalling existing. Scope includes associated new lighting controls and demolition and disposal of removed materials. Refer to drawings for boundaries of the office areas C. Alternate #2 n Motor Control Center Replacement: Add cost to delete work associated with the replacement of the existing motor control center with a new distribution panel. Refer to bid documents for further definition. D. Alternate #3 n BAS Control Manufacturer (Preferred Brands): Add cost to provide listed preferred brands. 1. Johnson Controls Inc. (Metasys) installed by Johnson Controls Inc. (JCI). 2. Schneider Electric (EcoStructure Building Operation Series) installed by Schneider Electric. 3. Automated Logic Controls (WebCTRL/OptiFlex) installed by Automated Logic Controls (ALC) E. Alternate #4 n DDC Controls Replacement: Add cost to replace existing DDC panels for AHU-8, 9, and B19 and B19 area air terminals units and exhaust fans. F. Alternate #5 n Steam Trap Monitoring System: Add cost to provide wireless steam trap monitoring system by Armstrong AIM series or Engineer approved equal for all steam traps in the Main Mechanical Room. G. Alternate #6 n Polarized Air Filters: Add cost to provide 2-inch deep polarized-media electronic air cleaners by Dynamic Air Quality Systems or Engineer approved equal instead of standard MERV-13 panel filters for all air handling units. Extra stock sets of standard MERV-13 filters are still required. Provide 5-year warranty. Include disconnect switch and power from BAS controls circuit. H. Alternate #7 n Office Lighting Replacement: Add cost to replace the first, second, and third floor office area light fixtures instead of reinstalling existing. Scope includes associated new lighting controls and demolition and disposal of removed materials. Refer to the drawings for boundaries of the office areas. I. Alternate #8 n Flooring for Room 265 (Preferred Brands): Add cost to provide listed preferred brands. 1. Kinetix Flooring Construction activities in Phillips Hall shall not start any earlier than January 7, 2026, Construction Time Frame: Final Completion is anticipated 420 consecutive calendar days after Notice to Proceed.
