*As of December 08, 2025, construction drawings for this project is expected to be ready sometime this week, and this will be sent out for competitive sub bidding the end of the week or next week. Construction is estimated to start sometime in the month of February, 2026. The Security Water District (also referred to as the Owner in this document and the contract) is requesting proposals to provide complete Construction Manager / General Contractor (CMGC) services for a two phased project to update their current administration building. Phase 1 includes a hard bid number for the renovation of their existing boardroom. This space needs to be turned into a temporary office space that the district can move into and use during construction of the new building. Phase 2 includes, CMGC services for the demolition of the original facility and construction of a new addition in its place. The project will be located at the districts current location 231 Security Blvd. Construction Services will be contracted using, AIA A133- 2019 Standard Form of Agreement Between Owner and Construction Manager as Constructor: Cost of the Work Plus a Fee with a Guaranteed Maximum Price. The selected CMGC shall provide the construction of phase 1, and value-added services during design, bidding, permitting, construction, and facility commissioning. It is intended that the CMGC join the Project Team during the Construction Document portion of phase 2 The District will communicate with all prospective respondents via E-mail.
