Scope of Work: Full Removal and Replacement of an Existing Flat Roof, located at 1201 Northeast 5th Avenue, Pompano Beach, FL 33060. Specifications: Contractor shall obtain all required permits (up to $3,000), including engineering documents. All work must comply with Florida Building Code and City standards. Demolition and Site Preparation Remove the existing roof down to the concrete deck or a suitable substrate. Remove all gutters, water diverters, lead stacks, static vents, drip edge, and lightning protection system. Clean deck using grinding or spudding to provide a workable surface. Haul debris to a legal disposal site using contractor equipment. Deck Preparation and Insulation Apply asphalt primer. Install 1" ISO insulation base layer. Install tapered insulation to promote drainage; build up trusses/decking where needed. Install cant strips at all wall intersections. Install wood nailers and galvalume eave metal (3"x3") along perimeter. Roofing System Install a roofing system that is composed of the following at a minimum: Install GAF, Soprema, or Firestone Strata Venting base sheet (loose laid). Install GAF, Soprema, or Firestone Rubberoid smooth ply (hot-mopped). Install GAF, Soprema, or Firestone white granulated sheet (hot-mopped). Drainage and Penetrations Install 6 new roof drains and 6 new overflow drains. Replace and flash all penetrations (plumbing, stacks, vents). Fascia Board Repairs Inspect and replace rotted/damaged fascia after gutter removal. Lightning Protection Remove and reinstall the original lightning protection system in accordance with code and manufacturer specs.
