Remodeling and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.
2211 W Clarke St- Remodeling and Repairs. SITE 2 Install address numbers rear house wall, alley side 3 4 PORCH 5 7 8 Tuck-point front (north) brick colunms, using N-type motar, as needed. Prepare and paintb to match existing clor and sheen. INTERIOR (HOUSE) Repair or replace defective ceiling light fixtures and switches in living/dinning room. Repair or replace defective GFCI outlets (receptacles) Kitchen, and bathrooms. outlets and switches, 2nd floor bathroom light switch, GFCl protected outlets to existing outlets within 6' of water source. Repair or replace defective celling and walls light fixtures, and outlets (receptacles). Removed and disengage all illegal wiring to code. 9 Tape, finished, prime unfinished drywall to dining room walls. Drywall patch (green board), plaster, finish, prime ceiling in front entry hall (foyer) and 1st floor bathroom, ceiling and wall (shower area after leak is repaired). Drywall patch if needed, rear hall tape plaster, finish, kilz Prepare and paint all dining room walls, 1st floor bathroom ceiling walls, trim and 1st floor rear bedroom door (both sides), and rear hall 1st floor hall to rear entry hall ceilings and walls, color section (TBD) owner. PR-Pb PR-PERMIT PR-Pb PR-Pb 10 Remove wood window trim 1st floor bathroom and install composite trim in shower are area. Install glass block window and include vent 11 Replace missing or damage ceramic tiles in the 1st floor bathroom shower, match existing tiles, set, grout, seal. Caulk and seal perimeter of bath tub with 100% silicone caulk. PR 12 Install new 1st floor bathroom vanity, top faucet, and toilet (water closet), include drain pipes, waterlines and shut offs, as needed, after flooring installed. Owner will provide vanity and toilet (water closet), Trouble shot and repair water pressure shower area and install new mixer/diverter and shut offs, as needed. Install new drain pipes, p-trap to kitchen sink. Remove unused attic toilet (water closet), and cap off flange (possible source of 1st bathroom ceiling leak) PR-PERMIT Page 1 of 2 13 Install new vinyl sheet/vinyl plank waterproof flooring 1st floor bathroom, unit hall, kitchen, pantry and rear landing. Repair sub flooring as needed, install to manufactures specification. Install transition floor strip, shoe molding or 1/4 rd., paint or stain to match. PR 14 15 Repair rear 1st floor bedroom door, basement door, include, sleeve and privacy knob, ensure door is operable. Install new missing interior side door interior door trim Install 10 year warranty battery, sealed combination smoke & carbon monoxide detectors PR to basement, 1st floor and attic PR 16 17 BASEMENT 18 Repair open heat duck work, closed off areas where heat is escaping. PR 19 20 Install blanks to open circuits in electrical service panel. Disengage all plumbing in bathroom and cap off toilet (water closet) PRPR-PERMIT 21 Structural Engineer or foundation contractor to evaluate west foundation wall (significant deterioration and deflection). Contractor to make repairs to WAFRP standards. The work presented in this project is to be started within 15 days after Contractor's receipt of a Notice to Proceed and is to be satisfactorily completed within 45 days thereafter. Interior/Exterior Completion and/or Weather-Affected repairs, ifany, must be completed as further outlined and incorporated in Bid Attachments A and/or B respectively. (Strike if not applicable.) The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder.
