Contract Term: 120 Consecutive Calendar Days The project generally consists of all labor, materials, equipment and services required for disconnecting and removing AHU 1 & 2 and CU 1 & 2, along with piping and ductwork indicated to be demolished in the contract documents. Demolished equipment and piping to be turned over to Sussex County for removal from the project site. Sussex County will provide the new AHU 1 & 2 and CU 1 & 2 as scheduled, to be installed by the contractor. Contractor shall furnish and install all other equipment, piping and ductwork as shown in the contract documents. The roofing scope of work has been included for reference only. Sussex County will be contracting directly with a roofing contractor for all roofing work shown in the plans and specifications. It will be the responsibility of the mechanical contractor to coordinate with the roofing contractor and Sussex County for the removal of the existing roof and a portion of the sheathing to allow the new AHUs to be brought into the attic. Contractor shall submit with their bid a binding construction schedule based on a formal contract award date of September 9th , 2025 with the Notice to Proceed occurring not more than two weeks after the contract is awarded. County reserves the right to give the construction schedule consideration, but shall not give it any weight. Each bid must be accompanied by a bid guarantee equivalent to ten (10) percent of the amount of the base bid and all alternates. The bid guarantee may be a certified check or a bid bond secured by a surety authorized to do business in Delaware. The bid guarantee shall be made payable to Sussex County Council. Federal or State scale wage rates are NOT applicable on this Project. Liquid Asphalt Cement Cost Adjustment and Diesel Fuel Index are NOT applicable to this Project. If the responding Contractor deems any portion of its response to contain trade secrets, proprietary or other confidential information, it shall isolate and identify in writing the confidential portions, together with a statement in support of its designation as such. The submission shall be confidential until the bid has been awarded and a contract has been executed. Thereafter, all submissions shall be open to public inspection. Sussex County reserves the right to extend the time and place of the bid opening on not less than two (2) calendar days' notice by electronic means to those who have obtained copies of the Contract Documents. Sussex County reserves the right to waive irregularities and reject any or all bids. Question Deadline 08/14/2025 All Contractor questions must be submitted in writing to Thomas Van Dyke of the Engineering Department at thomas.vandyke@sussexcountyde.gov no later than five (5) business days prior to the bid opening. Contractor Scope of Work A. Disconnect and remove existing AHU-1, CU-1, DF-1, AHU-2, CU-2, DF-2 and ERU-1 along with piping, ductwork and any other appurtenances indicated to be demolished in the contract documents, in accordance with applicable federal, state and local regulations. Demolished equipment and piping shall be turned over to County for removal from project site. Contractor shall dispose of all other demolition and construction waste. B. It will be the responsibility of the mechanical contractor to coordinate with the roofing contractor and County for the removal of the existing asphalt shingled roof and a portion of the sheathing to allow the new AHUs to be brought into the attic through the roof. The roofing scope of work shown in the contract documents is provided for reference only. County is contracting directly with a roofing contractor who will be performing the roofing scope of work. C. Install new AHU-1, CU-1, AHU-2 & CU-2 provided by County. Contractor shall furnish and install all other equipment, piping, ductwork and wiring as shown in the contract documents. D. Furnish and install new LPG piping as shown in the contract documents. E. Coordinate with Sussex County and Carrier Corporation for installation of the new iVu Building Automation System (BAS). Sussex County is contracting directly with Carrier for all labor and materials needed for the new BAS, however coordination will be needed to ensure Carrier has sufficient time to complete their work prior to the equipment startup. F. Furnish and install one set of standard pleated filters (MERV-13). Provide one set of spare filters. G. Provide complete startup, balancing and commissioning services. H. Bid price shall include all materials, labor, and equipment as required to complete the above scope of work.
