purpose of furnishing all materials, labor, equipment, and skill required for the construction of the Substance Abuse Treatment Center project, and incidental items, for said owner, as is more fully described and set forth in the Plans and Specifications. A general overview of the scope of work is as follows: Base Bid - Substance Abuse Treatment Center: Construction of a new social detoxification and substance abuse treatment center serving the Cheyenne River Sioux Tribe. The facility is located on a greenfield site and is designed to accommodate 32 resident sleeping units along with shared spaces for treatment, counseling, and social interaction. The building also includes a central kitchen and dining areas, nurse work areas, and administrative staff offices. The total building area is approximately 18,700 square feet and will be constructed using wood-frame construction. The facility will be delivered through a hybrid construction approach, combining field-built components with large-scale modular units supplied by Custom Touch Homes (CTH) of Madison, SD. The Contractor is responsible for complete site preparation, including all utilities and infrastructure, construction of foundations, field-built portions of the project, and other work as described by the Contract Documents. The Contractor must also coordinate delivery, placement, and on-site completion of the modular units, along with performing any remaining scope of work required to integrate and complete the facility. Bids will be received for a single prime Contract. Bids shall be on a lump sum basis. Bids shall be submitted on the Bid Forms provided and in accordance with the Bidding Documents. No bids will be considered unless sealed and filed at the Owner, CRST. Bid security in the amount of 10% of the amount of the bid in the form of a Bid Bond or in the amount of 5% of the amount of the bid in the form of a cashier's check must accompany each bid. Bid security of the three lowest Bidders will be retained until the contract has been awarded and executed, but not longer than sixty (60) days from the date of the bid opening. The successful Bidder, and all subcontractors, are required to provide evidence of a valid Cheyenne River Sioux Tribal business license. The Owner reserves the right to reject any and all bids and to waive any irregularities or informalities therein and to award the Contract in the best interests of the Owner. No Bidder may withdraw their bid for a period of 60 days after the bid opening. The design complies with the applicable life safety and building codes adopted by the State of South Dakota. The facility will be delivered through a hybrid construction approach, combining field-built components with large-scale modular units supplied by Custom Touch Homes (CTH) of Madison, SD. The Contractor is responsible for complete site preparation, including all utilities and infrastructure, construction of foundations, field-built portions of the project, and other work as described by the Contract Documents. The Contractor must also coordinate delivery, placement, and on-site completion of the modular units, along with performing any remaining scope of work required to integrate and complete the facility. Refer to the Modular Key Plan in the Drawings for approximate areas of modular construction. CTH shall provide modular units finished to the fullest extent possible while maintaining feasibility for transportation and installation. Close coordination between the Contractor and CTH will be essential to ensure proper sequencing and successful project delivery. Questions regarding scope crossover or responsibilities shall be directed to the Architect and coordinated with CTH. A. Vinyl Windows: +Factory-fabricated frame and sash members of extruded, hollow, ultravioletresistant, glass-fiber reinforced polyvinyl chloride (PVC) with integral color; with factoryinstalled glazing, hardware, related flashings, anchorage and attachment devices. 1. Configuration: +As indicated on drawings. a. Product Type: +FW - Fixed window in accordance with AAMA/WDMA/CSA 101/I.S.2/A440. 2. Interior Color: +As selected by Architect from manufacturer's full line of colors. 3. Exterior Color: +As selected by Architect from manufacturer's full line of colors. 4. Size to fit openings with minimum clearance around perimeter of assembly providing necessary space for perimeter seals. 5. System Internal Drainage: +Drain to exterior side by means of weep drainage network any water entering joints, condensation within glazing channel, or other migrating moisture within system. 6. Glazing Stops, Trim, Flashings, and Accessory Pieces: +Formed of rigid PVC, fitting tightly into frame assembly. A. Heating System 1. The Base Bid scope of work shall include a complete chemical cleaning as specified in this section of all new piping. Contractor is responsible for adding propylene glycol to the system to achieve the final system fluid indicated below. An estimated 50 gallons of propylene glycol is estimated. B. Ground Source Heat Pump Loop 1. The Base Bid scope of work shall include a complete chemical cleaning as specified in this section of all new piping. Contractor is responsible for adding propylene glycol to the system to achieve the final system fluid indicated below. An estimated 950 gallons of propylene glycol is estimated. The work under this section of the specifications consists of providing all labor, supervision, equipment, and materials necessary for and incidental to the installation of the complete electrical systems required by these specifications and/or drawings of the contract.
