Renovation of a municipal facility in Fayetteville, Arkansas. Completed plans call for the renovation of a municipal facility.
Washington County Road Department is seeking bids updating the 4th floor walls & flooring of the Courthouse. Excluding the courtrooms. Work Area - The 4th floor work area will not consist of public bathrooms, and courtrooms but all other common area halls, and rooms. o Phase 1: Site Preparation o Carpet Removal and Disposal: All existing carpet must be professionally removed and responsibly discarded by the contractor. This includes the removal of all padding, tack strips, and adhesive residues. o Cove Base Removal and Disposal: All existing cove base must be professionally removed and responsibly discarded by the contractor. o Wallpaper Removal and Wall Preparation: All existing wallpaper is to be professionally removed and responsibly discarded by the contractor. Following removal, walls must be prepped and repaired (e.g., patching, sanding, priming) to achieve a smooth surface ready for an orange peel texture finish. o Blue Nameplate/Door Sign Removal and Disposal: All blue nameplates or door signs must be removed prior to orange peel texture application and responsibly discarded by the contractor. o Wall-Mounted Organizer Removal and Disposal: Two (2) wall-mounted organizers must be removed and discarded by the contractor prior to wall preparation. o Concrete Subfloor Assessment and Repair: The contractor will assess the concrete subfloor for any necessary repairs, including but not limited to cracks, unevenness, or damage. All identified repairs must be completed to ensure a smooth, level, and structurally sound surface suitable for new floor installation. o Phase 2: Flooring Installation o LVT Flooring Installation: Install Luxury Vinyl Tile (LVT) flooring in the designated area, adhering to manufacturer specifications and industry best practices. This includes proper acclimatization of materials, subfloor preparation (as per Phase 1), adhesive application, and precise laying of LVT planks/tiles. LVT brand and color to match existing Courthouse LVT flooring. o 6" Cove Base Installation: After the LVT flooring is finished, install new 6" cove base along all designated walls, ensuring proper adhesion, clean cuts, and a professional finish. o Trim and Transition Installation: Install necessary trims and transition pieces to ensure a finished and seamless appearance where the new LVT flooring meets other surfaces. o Phase 3: Wall Finishing - Texture o Orange Peel Texture Application: Apply an orange peel texture finish to common walls, ensuring consistent coverage and texture density across all designated surfaces. o Phase 4: Painting o Wall Painting: Apply Sherwin-Williams Promar 400 Repose Gray semi-gloss paint to walls, to ensure proper coverage at minimum, one coat of primer and two coats of semi-gloss shall be applied, clean lines, and a professional finish. This includes necessary masking and protection of adjacent surfaces. o Metal Door Jamb Painting: Paint all designated metal door jambs with Sherwin-Williams Promar 400 Tricorn Black semi-gloss paint, ensuring proper preparation, coverage, and a professional finish. This includes necessary masking and protection of adjacent surfaces and doors. o Phase 5: Deployment & Launch o Post-Installation Cleanup: Conduct a thorough cleanup of the work area, removing all installation and finishing debris and leaving the site ready for use. Question Deadline 08/11/2025 at 2:00 PM CT - Bidders must request clarification of any discrepancies or ambiguities in the bid documents by emailing purchasing@washingtoncountyar.gov no later than 2:00 PM, five (5) business days before the bid submission deadline.
